​From the day we booked there was problems. First the host was unbelievably show to respond. We had a late flight and requested a late check in time. He agreed to this and all seemed fine. We were then in formed that our flight time had changed and we would be getting to Rome closer to midnight. We asked if we could get a later check in time. He said he would do this but at a big cost ~€100. We said this was too much and we would get a hotel for the night and check in - in the morning. He told us this wasn't possible as there would be no-one to check us in. We then said we would agree to the late check in fee and book in that night.
 He agreed to this at first before then - for no explicit reason he rescinded the offer. We got to the place the next day and tried to get in by calling him via the cafe next door but he wouldn't answer. We had to abandon this place and find another hotel short notice. In short AVOID AT ALL COSTS

APPALLING - Liar and Cheat

The location is good and the room is also clean and tidy. Forget about the reception and the rest of the services included. In return communication with the structure was helpful and cordial. Let's say that the ratio of quality to price smiles

Light and shadow

Close to the centre of MA -bidet barking; -washing room very small, around the sink you can't even support the Beauty houses. -dust in the bathroom -they said they had to change the towels at 3 days overnight and they didn't. -fiber lights, on the other hand, poorly oriented and not well visible -light switches placed in uncomfortable places -abat-jour broken -no breakfast at the B&B but at the bar down. -no table where you can put things but an old furniture -persian broken -dangerous towel -handle of the small bathroom door that was breaking apart, plus the mattress didn't flow well And to lose in beauty the mattress door closed compared to a thin back bed which is nothing with 4 days of bad back... We were there!

How it's often said that appearances deceive

Behind a mask of appearance are hidden multiple flaws of this Bed & Breakfast. To begin with, sleep is undermined by a very uncomfortable bed that causes a bad back when you wake up, the bathroom is very small and full of flaws and to finish the cherry on the cake is represented by breakfast that is not planned at home but in a nearby bar where you can only eat cornetto and cappuccino.

(Wake up) with back pain...

We were informed about relocation to this B&B on our landing in Rome and without any explanation from staff at DAB B&B.I was lucky to have my mobile in roaming.We were handed the keys and that was the only time we saw the member of staff as nobody came to check us out two days later,so we left the keys on the desk.The major inconvenience was the absence of hot water-actually it lasted a minute before turning cold so we had to take cold showers!!!My original choice was based on Tripadvisor reviews and I don't think I would have agreed to this relocation.They should respect their customers!

Disappointment

The hotel is located in the embassy district, 22 minutes' walk from the Trevi Fountain. The hotel itself is convenient but there is no double glazing so you can hear very well the noise of the street as well as the TV from the next room. Air conditioning and dry hair are part of the room. Breakfast is taken in a small cafe next to the hotel (café/cappucino + a croissant).

Suitable

This is our first time choosing a B&B and frankly we were very satisfied: the place is ideal for location, close to everything and in a quiet area. The rooms are spacious with all the comforts, cleanliness and very good hospitality. The price is in line with expectations. The excellent hospitality, the customer care make it a place to definitely return to!

Roman weekend

I stayed in the green room for one night and found the bed very uncomfortable (you couldn 't move that it squeezed everything) and the walls a little too thin. Anyway the B&B boasts an excellent location and a good breakfast at the nearby bar. I must say that anyway the owner has shown himself available and kind.

From the reviews I read, I expected more...

​From the very first day we arrived there was no one there to open us the door. We were waiting outside from 8.00 am and we were trying to call the owner but there was no answer. The cafe next door was trying to contact him and after multiple phone calls the owner answered the phone telling us that he was SLEEPING and that we should go and check in at 1pm. We left our suitcases to the cafe. At 1pm that we went back the owner was still not there, and instead a Bulgarian woman who lives on the 4th floor to check us in. We paid extra money for taxes and the vouchers for the breakfast were just a coffee and a croissant. You had to pay extra for anything else. We didn't see the owner until the 4th day of our trip (we were staying there 6 nights) when he had to tell us that there were going to be technicians coming from the next day from 8am until 6pm because there was an urgency issue with the tubes and they have to break the floors etc. He gave us the choice to either stay but leave the room the whole day or move to another hotel. We chose to move to another hotel the next day but the thing is that up to the point that we were there waiting for the taxi to arrive (approx. 10am) there were no technicians as they have told us and the label of the hotel was removed form the door. We didn't see any technicians even in the afternoon around 4pm when we passed again from there. 

Also the Barberini metro station is not 200m as they describe but 1-2 km.

Unprofessionals and Liars

We have just returned from a two night stay at the Awakenings in Rome. great location witheasy access to the major sites. We walked everywhere but the metro station is close by. On arrival we were made welcome with the owner offering refreshments. Nice,clean and individually styled rooms.To access the apartment/B&B you will need to either walk up to the third floor or take the small elevator, this is totally fine but if you are not comfortable with small spaces this may be an issue. Also we walked past the place a couple of times as there is no clear signage, just a piece of paper stuck to the outside wall. please don't let this put you off as I would without a doubt stay here again.
