I stayed in this kind of B&B for a few days... bad experience... besides being a bad and fatigued structure, the thing that disgusted me most of all was the lack of cleanliness. A single shower for four rooms, a full bathroom basket, a sheet full of hair, so much that I had to change them from me, the laundry room was open and in sight, empty plastic bottles under the bed. A bloodstained blanket. Dust everywhere In the kitchen, there are two trash cans that had not been emptied, you couldn't sit down from the nauseating stink that smelled.

What a horrible place.

The host is very nice and accommodating, also she keeps the place very clean and neat. She was available to give us advises on where to eat (which in Venice can be a bit tricky for the prices).
The area is very romantic, with some bridges and water channels right behind the corner, and a gondola service. A cafeteria, osteria, supermarket and an ATM service with tabacchi are reachable in less than 1 minute.
This guest house is 5 minutes from S. Stae vaporetto, 2 boat stops from the train station and close to the city centre, so great location, although, if you are not familiar with Venice and you arrive at night, it might be difficult to spot (the calle is very narrow, so better to keep an eye on the numbers on the doors).
Inside there is also a nice dining area with a fridge in common.
One advise if you arrive by night: do not get badly impressed by the first sight you have of the entrance yard, upstairs in the Ca Spezier is all neat and clean.
Even if it was cold outside, the rooms was sufficiently warm during the night, and with comfortable beds.

 · As a house rule, no noises are allowed after 10 pm, and between 1pm and 4 pm. We understood that the place is very close to other regular houses and, of course, maybe other guests are sleeping, so we kept it as quiet as possible. As a tourist though, you might arrive late at night and it might get uncomfortable to try not making noises when even the doors are making sounds when opened (almost all of them).
Advises we feel to give: a bit of oil on the doors junctures, and maybe move the rule for the noises after midnight.

Very good experience

First - great location, right in the heart of Venice! Can't beat that. It's a little tricky to find if you don't have it marked on a map. Free wi-fi, good connectivity.

Staff were friendly, gave us a map, showed us where to go and even gave a route. Showed us some nearby grocery stores.

Room was small, beds were not very comfortable... but the location easily makes up for that. Common are was clean, 2 shared bathrooms for the 4 rooms-for-rent. Only 1 with a shower, but very clean and quite spacious. Common area was comfortable but could only seat MAYBE 6 people.

Great location, friendly staff, 'cheap' for area

However, I can't help but note that although I had a very pleasant memory of the lady I contacted for the booking, today my family and I had to re-assess ourselves. Because of the absence of the stay we had to pay a penalty we paid yesterday, that is, a week after the aforementioned stay, which considered the bridge period (where we were going from 30 to 31 October) and my illness, it does not seem to me a big delay; today the lady writes us labels as bank notes for failure to pay, without even asking if we were to dismiss and use a rather hostile register against us... I'm sorry, but I'm not sure how wrongly I'm judged, but I'm not worthy of being judged.

Negative note

I stayed here a week ago in the single. The perfect location, in the center. The WiFi was very fast, maybe more than a hotel (being a house, it obviously has fewer users). The apartment has several rooms, two common bathrooms and a very clean kitchen. The latter had a refrigerator, very convenient to store food and drink, a fantastic coffee machine, some dishes... seeing the prices of Venice, it was very advantageous for me to use this space to consume a sober meal bought at the supermarket (very few meters away). The room was already clean with a sheet and a set of towels ready for use. The family who runs this rental is very friendly, I come to the advice of the gentlemen!

Expanded subsistence

I stayed there as a couple in April. Although it remains a little hidden, following the instructions of the owners and helping us with the map we arrived without any difficulty from St. Lucia station. The area is very beautiful and in the center, convenient to go a little anywhere. The owner was very kind and gave us good directions on what to visit and where to eat. The environments are modest and not new but clean. The biggest sin is the 2 outdoor bathrooms, as only one is complete with shower and you have to divide them with 5 rooms. Recommended for one or two nights.

Good for a weekend.

Room in the ordinary, quiet place but room door so noisy that I was afraid to wake the other guests.

Bed not brekfast

Just one night in this apartment divided into four bedrooms, the doors are screaming, banal decoration, not a real bed but two beds close we smell the middle bar, big hair gets in the bed it gives a reflection, positive point not far from the square of Rome when we leave all morning, but a little expensive for the neighborhood but it's Venice not too long to want to go back there

For a small budget and still......

Nice stay at this central and quiet Venetian Guest House. Room with minimal, but functional furnishings. In the structure there is the kitchen and two common bathrooms. For breakfast there were various types of biscuits, cereals, milk, yogurt, snacks, sliced biscuits, marmalades, butter, tea and coffee. Ideal for those staying in Venice for a few days, given the good price-quality ratio.

Good value for money, strategic position

In a quiet neighborhood. 4 bedrooms gathered around a kitchen and a common bathroom. It's simple but very clean. The beds are comfortable, there are small storage cabinets, a desk, really everything you need. Wi-Fi nickel. 2 negative points: the sound insulation is ridiculous (we hear the doors opening and closing really loudly). And the shower temperature is very difficult to adjust. It goes from hot to cold all the time. For the price, it's hard to find a better one in Venice.
