Easy booking and quick confirmation back.

The property is situated a couple of minutes walk from the centre of Broadway.  It is in an excellent location.

It is set on the main road which runs through the village.  If you have one of the front facing rooms it can be a little noisy with passing traffic.

On arrival there was no one around as the owner was dropping off her cleaner.  We waited outside as there was no entry into the hotel.

There is free parking suitable for cars to the front and rear of the property.

We had one of the front rooms,  in fact the one in the lead photo.
It was a family room with a double and two singles.  It was quite big.

The room was a little tired and the bed creaked so loudly it must have woken the entire village.  However,  the room was acceptable and good value.

Breakfast is served between 8-9am and ordered on day one.  Unless you advise,  you’ll get the same breakfast each day.

Breakfast was very good,  hot and filling.

The staff were pleasant,  I think we must have just caught the owner on a bad afternoon, but mellowed during the stay.

Free fast broadband is available.

Note -  not all rooms are en-suite.

All in all the property is in good location,  decent value for money and very good breakfast.

This B&B is a little gem in the heart of the Cotswolds .  It is quirky and characterful, with all the amenities you could need.  They have taken every precaution in terms of social distancing and sanitisation.  The room was comfortable.  Breakfast choices were plentiful. And the owners were a delight.  All in all this was a lovely two night stay and only a five minute walk to the village of Broadway .  Highly recommended

Lovely B&B in the heart of the Cotswolds

Well located for touring the Cotswolds & within walking distance of Broadway village, this B&B was average but could really do with a bit of modernising. Our room,on the ground floor,had all it needed but nothing more. The bed was just a base & mattress, no headboard, just pillows against the wall (which vibrated terribly when children in the room above were constantly on the go & bouncing on their beds!) The TV was awkwardly placed on a table, making it very difficult to watch in comfort from the bed. No wardrobe, just an open rail in the corner. 
We had an issue with the heating which was swiftly sorted - thank you - but the bathroom, without a radiator, was very cold & smelled musty. It would be freezing in the winter! It was crying out for a heated towel rail - or any towel rail,in fact! Nowhere to put the bath towels! Nowhere to put toiletries in the (ageing) shower or around the wash basin. 
Plenty of hot water but way too hot (dangerously so) in the basin. 
Also, the only place to put the loo paper was on the window sill & because of the morning condensation, it felt damp! Needs a holder on the wall. 
Room information said they "pride themselves on their fluffy white towels".  Maybe,a few years ago, when new but not fluffy any more & hardly bath size! 
I know during these times, it's impossible to have leaflets for browsing but a little more info about places to eat would have been welcome. We ate at the local Coach & Trumpet one evening - TERRIBLE food.
Breakfast was good, a full English  nicely cooked, though the sausages were disappointing.

Great location, needs updating

We stayed at Brook House for one night on 16th September. As we were travelling with our son we booked the two rooms with the shared bathroom. We had a lovely stay and great breakfast. Marianne and Georgia are friendly and welcoming. They had many Covid precautions in place to keep everyone safe. It is only about a ten minute walk into Broadway, which is a beautiful village. We would definitely stay here again.

Marianne and Georgia were great hosts and cook a wonderful breakfast.
Brook house is a beautiful B&B and even better that it’s dog friendly.
Less thank 5 minute walk into Broadway and close to other nearby towns.
I would definitely recommend this place.

Wonderful B&B

We stayed at Brook House for two nights.The owner and Grand daughter were so helpful and polite ,nothing was too much trouble.The location is perfect with the centre of Broadway just a five minute walk,here you will find pubs and restaurants.The breakfast at Brook house is absolutely superb!

Very Nice

The room was spacious, clean and charming. Marianne and Georgia looked after us and were perfect hosts, who love people (and dogs). Fantastic location and the perfect base from which to see Broadway and the Cotswold area. Nothing was too much trouble and I would highly recommend Brook House to get a real taste of the Cotswolds. One more point, the breakfast was fantastic.

Lovely Place, Lovely People

We had a lovely stay. Very well organised for covid 19 restrictions. Lovely family room with en suite.Excellent value for money. Superb cooked breakfast freshly cooked on lovely hot plates. Fantastic service and very friendly approachable hosts. Perfectly situated to walk into broadway and great base to visit sites in the cotswolds.

Lovely place to stay and very reasonable

This B and B is run by Marianne and her grand daughter Georgia ably assisted by Taz the very friendly and quite little terrier.The place is very well located being only about 5 mins walk along sealed footpath to the local village. Our room was very spacious and spotlessly clean, as was the other parts of the building. Our breakfast each morning was always served on time and was well prepared and most appetizing and filling. Marianne and Georgia are only to willing to help with local knowledge and in our case offered to take us visiting to local sites.We have travelled a lot and this is one of our stand outs. Given a chance we would return and we would certainly recommend Brookhouse.

We stayed New Years Eve 2019. Warm welcome, very clean room, good home cooked breakfast and ideally located for walking into Broadway. Very friendly little dog Taz to help with the welcome. Plenty of parking spaces.
