We recently spent 8 nights here at the beginning of August.  We felt well looked after.  Twice they even accommodated us when we had early starts and needed an early breakfast.  The room was bright, clean and spacious.  Getting to and from City Centre was easy with frequent bus service steps from the front door.   Breakfast was a classy affair with views overlooking their back garden.  Thank you.

Great Hospitality, Value And A Terrific Location

It's a good building with antique furnishings, but nice. It's well kept and clean. It's a great breakfast with a lot of variety.

Good structure

A gem of a Bed & Breakfast. Stayed for 2 nights. Clean snd bright room, wonderful breakfast, relaxed , very friendly and helpful. Just a short walk to the city. Would definitely recommended a stay here.

Lovely 

We had a perfect stay in Edinburgh and especially at the Ashlyn Guest House. The host was super nice, the breakfast was super delicious and rich. The room was huge and cozy. The bathroom was clean and fresh. It couldn't have been better, and we'll definitely be back.

It's perfect.

The landlord is always very kind and very generous. The breakfast he and his wife prepare is a really good start to the day. The rooms are very clean and comfortable. The only small drawback is the distance from the city center but easily reachable by bus.

How to Feel at Home on Vacation

We had a lovely stay.  Lindsey and Peter are excellent and charming  hosts. Highly recommended to anyone coming to Edinburgh for business or pleasure.  They serve tasty homecooked Scottish  breakfast. Rooms are cleaned daily. On our last morning, they even prepare breakfast to go as we had to leave early. Thumbs-up and Kudos to them.

Superb Hospitality 

Me and my partner stayed here for three nights at the end of August and the ending of the Fringe Festival. Immediately we were greeted by one of the owners (Peter) who was very helpful and friendly. He provided information and leaflets of the local bus routes and attractions. He informed us of the breakfast times and we said unfortunately we will be leaving our room at 7am for a tour (breakfast was between 08:30-09:30) and he said they can provide us with a sandwich which will be left in reception ready for our departure. They kindly made us both a sandwich and gave us a pastry and bottle of water. The room was nice (we stayed in number 6) but the bathroom was very small, which I understand is due to the restrictions of the Georgian house plumbing. Each day the room was cleaned and the food/drink restocked (tea/coffee/biscuits etc). It is located 1 minute away from local buses which take you to town (number 8 bus takes you to North Bridge). Overall, I highly recommend this B&B and we would stay here again. It is excellent value for money.

Excellent B&B

Very attractive atmosphere as you would expect from a Bed & Breakfast in Scotland. Top-quality, clean rooms. Excellent breakfast that leaves nothing to be desired. Very friendly host. Very well located for excursions to the old town of Edinburgh (10min by bus or about 20min on foot).

Top Bed and Breakfast

Can't fault our stay..... friendly welcome. All info you need to enjoy your stay in Edinburgh. We had room 4 with en suite which was excellent. Very clean, everything you need.... hair dryer tea coffee etc. 

Breakfast.... great. Kept us going till we ate during the evening.

Good bars in walking distance and the b @ b is on a very good bus route direct to the city centre.

Excellent

Our stay there was just perfect. Very clean, very nicely decorated, incredibly nice host, good breakfast and a top location. We are thrilled! We were able to walk into the city every day without any problems, it takes about half an hour and there is a lot to see. By the way, the botanical garden is on the way. The car can be parked for free on a road. The area is very quiet. The rooms are really very large and very clean, we really enjoyed it again. Anytime! :)
