Nice gentleman's residence in a quiet neighbourhood, a few steps from the bus stop that leads to the city centre. English-style rooms with carpet, daily changing of clothes, coffee/the corner and dry biscuit for breakfast do it yourself. The bathroom is a little small and dated, friendly and always available. Bathroom with soap and phone. Small parking on the street. In front you can make a tasty breakfast both sweet and salty in a really nice coffee shop. Experience definitely positive, right quality price ratio.

We booked this guest house as it was the best price for the area at the time (Fringe Festival & Military Tattoo week).  The owners communication was great before arrival and even made a special trip to the shop as I asked if he could put a box of maltesers in the room.

We were in room 3, which has a double bed, wardrobe, vanity unit with mirror, two chairs, TV and tea making facilities, no en suite, but you have the use of a private wc/shower just outside the room (the other rooms have enough suite). The room was clean and suited us perfectly for the long bank holiday weekend. The tea making facilities were refreshed every day and the wc was replenished with toilet roll etc.

Only gripe, not really a gripe just a bit of an FYI, the mattress is a bit squeaky when turning over in bed. You are given a key to the guest house and room and unlike other guest houses there is no curfew,  just a request that you be considerate towards the other guests if coming in late / going out early.

Thank you for a lovely stay, we will be back next year.

Also, had a meal at Pataka, an Indian restaurant just up the road. It was a lovely meal. I would also recommend you use Uber and not the local taxis as Uber was cheaper, though it's only a 15 minute walk into the city centre.

Lovely Guest House

Myself and my friend have been using Capital House for multiple years during our stay at the Edinburgh Fringe and it is perfect for our needs.  The walk to and from the centre is about 15 mins and passes some really nice food places and shops, a perfect way to start a morning.  The beds are warm and cosy, the shower is hot, and the welcome is friendly.  Looking forward to returning next year.

Another lovely stay at Capital House

My mother & I had a lovely time, our twin room has been upgraded by our kind host to a large family room with en suite bathroom. Fresh towels, coffee & tea with biscuits provided daily. Very attentive and efficient service. Beds are comfortable, the guest house has glorious high ceilings with unique decor. Walking distance to Arthur’s sea and to Edinburgh centre. Lovely stay. Highly recommended.

Cosy stay at the Capital Guest House Edinburgh

I've been there for 3 nights. bed refurbished every morning and coffee cookies and the available in the room. the single room with bathroom in the room and the single room with bathroom on the floor but only for us. 20 minutes walk from the center and a hundred meters from the bus stop 300 coming straight from the airport.

It's a typical Scottish house, but without a ghostly shred, room in the basement comfortable enough for two. Private bathroom on the stairs (while the bridesmaids have it inside). Very comfortable as it has bus stops within a radius of two hundred meters. Very clean and the drivers are very friendly and available, both on check-in and check-out. Although it was a guest house, surprisingly in the evening we found the repaired beds.

A half-hour drive to the centre of Edinburgh, a good place to stay.The owner was very kind, always willing to guide, help, and always available.The rooms are comfortable, and noisy.

Can't fault this lovely, cosy guesthouse. Room was clean and warm with plenty fresh towels and tea, coffee & biscuits replenished daily. Our host could not have been more welcoming and helpful offering to help with our luggage on arrival. The guesthouse is in an ideal location close to the city centre either to drive or take an Uber. Decor is in the old, 1970's style which, for us, added to its appeal especially the huge room with 2 single & 1 double beds all of which were very comfortable. We will definitely be back to this homely guesthouse full of character.

Cosy & welcoming

Booked a small double room on booking.com site well in advance of Edinburgh fringe festival. Made an enquiry to the hotel about car parking to be told that the room we booked was a single. I have looked at other hotels in edinburgh and small double room description the hotel using always refers to a two person occupancy. Its the first time i had a problem with a booking on booking.com. I will triple verify occupany for rooms going forward. We contacted hotel 6 days before booking and they refused to refund our £90 deposit. If this was an honest mistake on their part as it was on ours, then why keep the £90 ? Its gauranteed right in festival season they will get someone else for that room (hopefully not another couple). 99% of edinburgh has been booked out luckily we found a lovely hotel closer to the capital that had a real double room available with secured parking. All i would say is becareful booking with this hotel the room description doesnt match the occupancy and they will keep the deposit whatever the situation. This has been a costly mistake for us, we regularly stay in Edinburgh but will give this hotel a wide birth.

Booked a small double room turned out to be a single room

The owner of the place was very friendly and attentive to us, always offering his help to show us where and how to move around Edinburgh.We decided, one of the two days, to have breakfast there (for 5 pounds) and although everything was very basic, as it was prepared by him, it was like having breakfast at home so we loved the location.It was a 30-minute walk from the centre of Edinburgh, and although it could be worse, the problem is that when it gets dark the area becomes totally deserted - with both open establishments and people in the streets - so we didn't have much confidence to return at night.
