The guesthouse is situated close enough to the city without being stuck in the hustle and bustle. There are numerous buses that stop near the guesthouse and it’s just a few stops into the city. There are convenient stores and a laundromat within walking distance. Numerous pubs and restaurants too. The staff are lovely, friendly and helpful. I really enjoyed the black pudding, tattie scone and haggis for breakfast. There are numerous other options for breakfast if that’s not your bag. Brilliant guesthouse.  

Brilliant gem. Great location and staff. 

We loved the house, the room that was given to us with a bow window on the first floor, spacious and super comfortable. Marc turned out to be a great host, super friendly and always willing to help us. The great breakfast in a place with a beautiful decoration. A 20-minute walk from the center and a short walk from a large number of buses that take you and train you from the city center.

Accommodation in a typical contemporary residential home.

This guesthouse is situated in the middle of Leith and Edinburgh with each around a 15-20 min walk. It is on a residential street but if you walk to the main road there are plenty of buses each way whicb run every few minutes.
The guesthouse itself has lot of charm. The bed was very comfy and it was very clean. Breakfast was plentiful and the host very helpful and friendly helping us with where places were. In the room there are a bus numbers for getting into each town. 
The only reason this hasn't been given 5 stars is that there is only on road parking and the road is very busy. We were very lucky to find parking near to the guesthouse and our room didn't have an en-suite, however the bathroom was ours to use exclusively so didn't pose much of a problem and we were provided with dressinh gowns to be able to leave our room to use the bathroom.  


Lovely place in a good location

It's a guesthouse located in the Leith area, about 20-25min walking distance from the Royal Mile.The location we like, there are supermarkets, restaurants, pubs, and tours you can walk around without any problem.The rooms are complete, have good heating and everything is clean.We've got a bathroom outside, for private use, but outside the room.The breakfast is very good, fruit varied, Macedonian fruit, yogurts, cereals and a freshly made Scottish breakfast (you choose what you want from everything you do at the moment).The breakfast time is a little limited, only 8 to 9.The low mobility for people is not comfortable since there are 2 floors for accommodation.The price seems to be comparing with the high level of the city, the price of the hotel, but the price of the hotel seems to be very low compared to the price of the usual 100€, etc. If you have a taxi, the price of the hotel is very low compared to the usual 100€, but the price of the hotel is very low compared to the usual 100€, etc.

It's a centric, good breakfast, and friendly.

My husband and I spent three days at the Balmoral and enjoyed our stay. Our hosts, Helen and Jason, were very hospitable, friendly and helpful. The breakfasts were great with a lot of variety and the Scottish breakfast was freshly cooked. Rooms were very clean and warm and our private bathroom was spotless. Location was very central for getting to all the attractions. We would highly recommend this wonderful guesthouse.

Lovely location and great hosts!

This outlet took money from my card four weeks before staying despite adbertising pay at premises

Money was taken from a shelf company with no connextion whatsoecer with the name of the outlet

Thid outlet is overpriced and shoddy There are plenty of reputable outlets available in Edinburgh even during the Arts Festival

I will be staying well clear of this outlet in futire visiys to Edinburgh

Do not give credit card

A comfortable b&b with lovely hosts.  Breakfast excellent and our room was clean and fresh.  En suite good (not all rooms have them apparently) except it needs a power shower.  We were on the top floor which was up 2 flights of stairs with a large case to manoeuvre and no lift so wise to be aware of this just in case it presents an unexpected problem on arrival.  Comfortable bed and clean towels every day. The hosts are very helpful and interesting people and we would not hesitate to return.  We walked int the centre of Edinburgh which was straight forward and took about 20-30 minuets.  A safe area and also near some local shops and eateries.

Delightful owners and convenient location

My wife and I stayed 2 nights. Everything was great. The room is spacious and very neat. The breakfast was great. More than enough! Good location and priced rite. Remember to close windows in summer else you get a wakeup call from the “seagull choir” 🤣 Helen and Jason were great hosts going the extra mile to ensure we were comfy.

Great place and excellent hosts. 

Extremely satisfied with the service and the apartment. The stay was cozy and comfortable. The breakfast was great. Lovely decor with helpful staff. Wish to stay back again. Hot breakfast with variety was served. WiFi connection was good.

Very satisfying 

Everything was perfect: the reception, the stylishly decorated house, the spacious and bright room, the very quiet neighborhood, the large, recent bathroom, the breakfast is just exceptional so the choice is large and of high quality.
