Especially to avoid. Very dirty and old. The household is barely done. The sink is clogged, curtains rolling, dust and dirt on the corners and on the sockets. The wet and dirty shower room! In short, to avoid seeing the prices. False photos, this hotel is a disgrace!!

Dirty and old, especially don't go there!

Avoid at any cost, stayed here while visiting Edinburgh and it was a disgrace. I’m not a fussy person but this hotel was unacceptable, £145 for the night so you could say acceptable for Edinburgh but honestly it wasn’t worth £20, room was number 19 on top floor 3 flights of stairs to get to it, no reception code to get into building and into room, run down curtains hanging of pole, holes in net curtain window dirty rotted and screwed closed, microwave was filthy pillows were lumpy bedding was itchy, wallpaper was ripped table in room was falling apart, bed bangs against the wall and when you lie down it feels as if your slightly upside down, will be contacting booking.com for a refund, this is probably the worst hotel we have ever stayed in and will never return 

Avoid at any cost

Very disappointing. Beds uncomfortable old lumpy pillows. Back & neck not good after sleeping there. Not enough cutlers  had to ask for teaspoon & only 1 cup boal plate etc each. Noisy fridge in room clicking on and off all the time & view out window is of the bins. Very expensive for what you get. Old building but no excuse for bad beds or view of bins. Husband booked it. Saw room upstairs that looked better but we arrived late.  It was small bedsit rather than apartment. Small step in room that u can trip over doors of presses & fridge open wrong way into wall & shower turn anti clockwise to turn on. Very basic dont book unless desperate

Very poor

We were in a Junior Suite (No. 4) which was spacious, clean and comfortable. My wife and I booked and paid for the stay before reading some of the awful reviews, but our experience was the complete opposite of all the prior negative reviews. No problems with anything in the bathroom or bedroom, we had a kitchenette and desk area and everything worked perfectly. I would recommend staying here if you can get room 4.

Great Accommodation 

Went for a 2 night stay. We got there late evening. Went up the stairs which killed us as there was so many. The bannister at the top of the stairs was missing and the other one was very unsafe. Went into the room and the wall paper was hanging off the wall. Pillows were as flat as a pancake. Food was in the microwave  from last visitors. Kitchen door handle came off in hand. Partner had a shower and the drainage was so slow it would flood the room if he didn't switch it off. Called to tell them what was wrong no answer. So next day I called again and they said I'll give you an upgrade. Went to look at the upgrade and the lights in the room Didn't work. There was a lights hanging from the celling. So I called back and told them. She said that hadn't been reported. So got offered another room which was the size of a shoebox. But  i had no choice but to take it as it was the only room left. When I left I sent them an email. Which they didn't get back to me. Then today I get a very unpleasant reply tell me basically to get over it.

Don't book horrendous

Absolutely disgraceful treatment by this place. Could not make the trip because of a sudden death in my family and they are refusing a refund , a partial refund or even a voucher and marked us as a “no show” even though we gave them a courtesy call apologizing to let them know we would not make it. Two phone calls fobbing us off and two emails later and still no response from them. I was extremely patient on the phone and explained a second time that we had a very sudden death in our family and the response on the phone was “ our cancellation policies are very strict” heartless!

AVOID

Great location, clean, tidy, quiet. All you want for £65 a night. 
We were expecting it to be bad upon seeing the other views (booked before reading) but it was perfect for what we were needing. 
Only thing would be that the bathroom had some small issues like wonky shelf and shower taps.

Booked this accommodation in advance while travelling on train to Edinburgh with less than 5 hours notice they cancelled my accommodation. This is unacceptable in my opinion I’m sure most of you will agree. If I could give a rating of 0 I would.

Avoid

Very small room and the whole place is in need of a refresh. How this is 4 star I will never know. 
No hot water for our stay so not able to wash. Their solution to this was to firstly explain how to turn on a tap (??) then to say the boiler is broken and we could either wait 1-2 hours or walk to another place with all our stuff, shower and walk back. No thank you. 
Kitchen floor was badly damaged causing my other half to badly injure his ankle.  
Really awful place and horrendous service from rude unhelpful staff who couldn’t care less. Ridiculously overpriced. 
We ended up leaving and staying elsewhere as it was so bad. Ruined our whole trip. 
Would not recommend.

We booked and pre paid for a Junior Suite which according to all reports has a kitchen, sitting/lounge area, bedroom and bathroom. Room 5 which we were given has a kitchen, tiny bedroom (so small that there is only 1 bedside table) up a set of stairs and no where to sit. To have a meal you had to either eat on your lap in the stairs or on the bed. This was ridiculous.
Check in was difficult in that there is no reception and it required me chasing up a door code when none was sent to me on the day of check in. I was told it would be sent to the third party I booked through later that day. Problem was I was in Scotland and the company was asleep in Australia.
Room was serviced daily which was good and location was good.
I feel that we were given an inferior room as we had pre paid and it was a busy time with the Edinburgh festival on.
