I stayed at the Abilene Guest House for 4 weeks in August during Fringe. Lyn was most welcoming and helpful. The location is perfect for the Fringe. It is a 10-15 minute walk to The Royal Mile. There are several supermarkets, restaurants and bars nearby. There is an Aldi about 15 min to the right, down Minto St, at Cameron Toll shopping center. 

I had the room with a private bath. I had a fridge in a closet which is great so you don’t hear it cycling off/on. There are plates, cutlery, cups & an electric kettle as well as tea bags & coffee in the room.  Lyn even offered to wash my clothes since I was there so long. The bed was very comfy.

The room was a nice size. It was clean and mostly quiet. The only noise issue is that people are in the hallway & loud when  checking in/out as Lyn’s room was next to mine. Overall I was surprised how quiet it was there.  This appears to be a B&B / residential neighborhood.

The price was extremely reasonable especially for Fringe.  Lyn was very accommodating. She even turned on the heat for me in August (!) cuz I was chilled to the bone with their crazy weather.  I felt completely safe and welcome here.  This is a great find. It’s not the Taj Mahal but you don’t pay outrageous prices, either.  I highly recommend staying here. I wouldn’t hesitate to stay with Lyn again.

Highly recommend this budget hotel

stayed here as part of a stag weekend but I was on my own. handy for that purpose. it's clean and has a direct and easy path to the main areas of the city you would want to go to. would not stay here as part of a couple but for the purpose I outlined it ticks the box. lady in charge is decent and the toilet that serves a few rooms seemed well kept and clean

Easy to find and with free parking, this was a great base close to everything in Edinburgh. A hugely friendly welcome, small but well-appointed room with a great view - I felt immediately at home.

Glad to recommend and glad to return in future.

Only one issue - very steep stairs (as an old property), so likely not appropriate for those with walking difficulties.

A lovely, friendly place!

I stayed here for one night and found it ok as a base. I was out pretty much all day so it fitted my needs. I arrived at 10am and rang the telephone number on the board after parking my car. The lady was helpful and showed me to my room. The room was basic but the bed was clean and comfy, the shower worked, although the toilet was a bit wonky! WiFi worked and there was a tv and tea/coffee making facilities. There was a fan which on this hot night was a godsend! The hotel is a good 15 min walk to the centre but lots of shops and restaurants nearby and there are buses into the centre with a bus stop near the front door. Overall for the price the hotel was good and worked for me!!

Cheap and friendly

I stayed here as I was in Edinburgh for 2 days for a course. It was the cheapest accommodation I could find, which was within a 15 min walk from where my course was, therefore I had booked it on booking.com. It came without breakfast, but there was crockery and cutlery provided, including a toaster and kettle. 

I had messaged during booking inform them of the late arrival time (due to my flight), and ask a number of other questions. However, there was no reply. When I called them a few days before flying over to Edinburgh to confirm my reservation, the owner said that she had replied to my message a month ago (of which there was no reply when I logged in to booking.com! Therefore please check/follow-up that your guests actually get your replies with a call, as I did not!)

I arrived closed to midnight after taking a taxi from the airport, and the owner was there waiting for me. She ushered me up to my room, showed me the facilities and the internet username and password, and disappeared. I never saw her again! Even when to return the key, I just left it on a plate where there was a note to leave it in. 

The room was really basic, with a small double bed, and a stand-up shower at the side of the side of the room, held up by plasterboards, and it came with enough coffee/tea, and a little fridge and toaster and cutlery and crockery. The bed was comfortable  and the pillows fluffy, and the shower the next morning was strong and hot - welcomed indeed! 15-20 min walk to the town centre, so convenient enough. 

The room was basic, but it was essentially what I required. Good instructions of where to leave things or what the password was, etc. All i all, comfortable enough for what I needed for an affordable price. Would come back again if I am returning to Edinburgh. 


2 night stay

I stayed in the Abileen guest house the other day and found it to be a lovely house but it does have some faults.

I like the fact that there is a fridge, toaster, plates & cutlery in the room. It also had tea and coffee facility with plenty of plug sockets. The room was clean and tidy and ideal for a solo person. There was also a TV with working freeview and desk area.

Unfortunately, the skylite in the roof only had a thin mesh as a blind, which meant that as soon as the sun was up, so was I.

The room was at the top of 3 sets of stairs, and the shared bathroom at the bottom of 2. There was another room next to mine with the most squeekiest of floor boards so if you are wanting a lie in its probably not going to happen.

Good value for money but not my best nights sleep.

Ideal location, but has faults

We were in a very large and comfortable room with a TV and a refrigerator.The shared bathroom is large and clean, with all the necessary hygiene tools.It is about 20 blocks from the Royal Mile which, although it seems far away, can be reached on foot in a few minutes.The area is very quiet.Abileen very attentive to the group.Recommended for staying with friends or a couple.

Our host was quite friendly and hospitable, but the double room, although large, was not comfortable at all, the beds were old and very uncomfortable.

Well situated but bad bed

Very good location, 15-20 minutes walking to the city! No 10 minutes to Arthur's seat! 5 minutes to Salisbury Arms, very nice pub with good food and fair prices including outdoor dining! The house lady Lynn was very nice and tried to make every wish possible and give good tips! Room size sufficient, clean bed + bathroom, flat TV, free WIFI provided everything flawlessly, but a little accommodated though not tragic! For breakfast in the room bananas, cereal, croissants, milk, o sauce, cut and toast were offered. Everything was indeed packed from the market down the street but is in the price and so super convenient to use! If it was to be served by myself every night, I would be able to book over 1-2 rooms!

Good location, clean bed & breakfast for short trips

Edinburgh, although a very pleasant tourist destination, is not reputed to be cheap. The single room is quite modest, but clean and comfortable. The Guest House Abileen offers satisfactory amenities at a fairly reasonable price. The house is a good twenty minutes walk from the city centre, a few minutes by bus (£1.5 the trip / £4 for the day). One feels safe in the neighbourhood, no matter the time. The single room is quite modest, but clean and comfortable. It overlooks a garden, which one will enjoy only by opening the chalux (no window). The nice room: a quiet fruit-free room on the neighbours, it is set on the sidewalk, and the fridge is a part of the kitchen, but it was a nice place to have a nice breakfast, but it is a nice place to have a small bathroom. All you need to do is take a small bathroom, a small bathroom, and a small bathroom.
