If you want accommodation in the centre, convenient to walk around and affordable, it is definitely the right place It is a small student accommodation, room with a bed of 1 square and 1/2 rather small. Desk and closet without TV. Small bathroom barely enough. It is not possible to have breakfast inside the structure. The campus has no parking and there is no possibility to leave the car on the street except for a short stop with tickets. You can accommodate the car in a nearby underground parking lot at Riego Street 9/2, the Princes Exchange.

In the center

£104 per night, on noisy road (lorries all night), bin in kitchen unemptied, lack of cutlery/crockery. Apalling value for money. No information on wifi, shower etc. Told unable to swap rooms. Terrible

Noisy, not clean, poorly equiped, bad value

I was clear before I arrived that I was going to a student residence and I was very concerned about the size of the bed, but in that respect my wife and I had enough space to stretch and sleep after a full day in the city, but the mattress and the pillows are 3P (heavy, pathetic and painful), since the mattress is of old mules and the nails are like stacks on the back and the pillows are like cigarette paper.

It depends on your real needs.

A tip to fellow travellers, this place will not let you leave luggage with them, they recommend using Waverley Station bag drop...dont do this...its very expensive £12 per bag per 24hrs and then it goes up..(this can mount up especially if you land early and leave late on day of departure)Go online and you can book through a company called Stasher...they hold luggage at a hostel very close (in Cowgate) for only £6 per day per bag. Its a big saving...and even though this place is cheapish to stay...nobody wants to be ripped off by unexpected fees.. Anyway...rooms...clean and presentable, shower wasnt consistant with water flow (a bit erratic at times if im honest) but hot which is good. But my main thing was the fact they have window restrictors on the windows, so one is permanently open, there are bars across for security though but during a windy and very rainy night it is really unpleasant to be constantly woken up by the outside and the curtains flapping crazyily. Also the walls to the toliet are paper thin be warned. Overall the place is good for location and is clean and the staff are friendly.  But be aware of the other things before you stay. Thanks.

The attention of the very good staff is very kind and helpful, I have nothing to say, however this is not a hotel, its student rooms, the bathroom is very poor and the room has no air conditioning so in summer it was a hell of a night, I think it should not have the designation of hotel but rather hostel, in that way one can get a little clearer idea of what he will live, the only thing that rescued besides the staff is the location that you arrive walking to one of the main streets in 3 minutes the rest I think if you want to be a hotel should be much improved, I went with my girlfriend and I think it is not a hotel for couples definitely, if you go alone and alone to sleep after the bar there is no problem.

No, I do not recommend it.

While we knew it was a student residence and wouldn't have many amenities, I think there are basic things that I wouldn't do and I would never choose it again.The bathroom has NO VENTATION, it's locked and has no extractor, which becomes unhygienic.We went in the summer and although the outside temperature was pleasant inside the room and hallways, it was a real oven, where you never stopped sweating, there was no air conditioning but the bigger problem was that the window had no restriction on opening it about 10 cm, which didn't allow the room to be ventilated and this added to the bathroom ventilation was a terrible combination.

I don't recommend it at all.

My husband and I stayed at Portsburgh Court for 2 nights. It’s student campus accommodation so basic but ideal for us not wanting to pay sky high hotel prices during the Festival. Adequate room with small double bed (ok if both not too overweight!), desk area, chair, wardrobe, shelves, drawers, no TV or tea/coffee facilities but we were ok with that. En-suite with shower, basin, toilet, one bath towel each provided, just bring own shampoo and soap. Shared kitchen and living room in our flat but didn’t really use. Superb location near Grassmarket and in Old Town so ideal to catch the Festival. Near cafes, bars and Sainsbury nearby. Disappointed we couldn’t leave our luggage on check out until we had to catch our bus in evening so had to walk all the way to bus station left luggage then headed back to Old Town, so the only negative really. Reasonably priced, friendly staff, had a room with a castle view even! We’ll be back for sure! 

Edinburgh Festival Stay

Stayed here for 3 nights and its all we needed. Its affordable, so central and no fuss. If you don't need all the luxuries of a hotel and you're just looking for a bed shower and a nice place to rest after a day of exploring look no further! Very clean and all staff are extremely friendly!!

Simple, affordable, great location

This is campus accomodation, not a hotel, so of course the rooms are simple and won't have some of the comforts you'd expect in a guest house or hotel.  (No TV or radio for example, and an extraordinarily long sign-up prodecure for the wi-fi).  The shower is a bit of a squeeze, and if two of you are expecting to share the bed you'd better both be skinny. Fine for solo travellers though. And price - even in Festival time it's  actually affordable, and it's a great walkable central location.  (Although it rather confusingly describes its location as 'Grassmarket' - which is a street, not a district, and it's neither on the Grassmarket nor adjoining it).  You'd have to be many miles outside Edinburgh during the Festival to find a B&B or hotel for this price.  No breakfast, but plenty of cafes nearby, and if eating out is tough on your budget, there's a kitchen for every four or five rooms to cook your own meals.

Simple but well placed

The Spaniards will never get used to the... Of the hotels that are in the UK, very basic with dirty carpet, with cleaning service every two days, if you hear everything from the next room, for 4 days leave only a sample of gel, and we had to order toilet paper. If you have no other remedy, since in August there was not much to offer. What if it is well located, near the Center to a Grass Market. The bathroom is like a cabin, sorry I didn't take pictures.
