We have stayed in this area many times before because of the location and sea views. The room was basic and the bed (which was very comfortable) were two single beds pushed together. We had to move both bedside cabinets and the bed to access the wardrobe which meant we couldn't open the bathroom door fully. In truth, a room of this size could have done with a standard double bed in it.
The room and the bathroom are in need of some attention, (damp stains on the ceiling, wall paper hanging off and cracked tiles and split grout), means it basically needs upgrading. The windows are painted shut and badly condensated so we were unable to open them to admire the view. For a two night stay which cost £190 without breakfast we do not feel that this was value for money.

On the plus side its a short walk to the pier, lanes, and restuarant/bars, etc.



Great location, top floor room with sea view

We stayed here for one night, it was a nice hotel with really nice staff ensuring customer satisfaction is their paramount objective. We was warmly welcomed and was given our key immediately. 

Our breakfast was delivered promptly at our chosen time and was very enjoyable. 

The bed in our room was really nice and was really comfy to sleep on, could definitely off stayed here for multiple nights without any problems. The room was smaller then expected and didn’t look like the photos which was displayed whilst booking the hotel that’s my only major issue I found with our stay.

Stayed her over the weekend.  The hotel is well located in Kemptown and is a near the seafront overlooking the grassy square.  Our room wasn’t overlooking the lovely square but that wasn’t an issue.

The room we were allocated was clean and the double bed boasted well ironed sheets and a duvet.  The en suite was fairly tired and had some mould in places. This wouldn’t be a problem but when you pay £170 for two nights I have spect a bit better.  I prefer to use local hotels or b&bs over chins as they have a more personal feel and are largely very well kept as this is the livelihood of the owners. However while Five was acceptable it was only that.  The tv didn’t have a remote so that was next to useless.  

The positives however are that it is warm, within a short distance of bars and restaurants and easy to get to.

Warm welcome but room 7 is fairly average

The photos on the website bear no resemblance to the actual rooms. 
We were given room 9. The room was badly in need of redecoration and quite a bit of maintenance. There was no toilet paper so we had to ask for some. There were damp marks on the bathroom ceiling and cracks everywhere in the walls and ceilings. The shower tiles were grimy and the shower was very uninviting.  The TV remote didn’t work but I switched on the TV from the side. Although it worked, there was zero signal so all we had a was a blue screen. 
The room was very cold and when we asked about the heating we were told it was on a timer which wasn’t expected to come on until approx 5pm. However, we could have a heater if we wanted, which was just as well as there was no heating on Saturday morning. My wife also asked for a blanket which never materialised.
And finally, there was no hot water for showers and washing our hands on the Saturday morning. We were told this had happened a few months before and we had to wait 30 mins until the boiler was reset and we eventually got some hot water.
It is false advertising with the pictures on the website along with stating that they were in the Good Hotel Guide. I checked and it quite clearly states they're not. 
We had nobody to complain to when we left your hotel and the staff member who was present when we came down to reception left as quickly as possible obviously not wanting to talk to us.
I've subsequently emailed the hotel and surprise, surprise, no reply.

Nothing like the website pictures and description, complete false advertising - dirty and uncomfortable!

The camera does lie as the photographs on the website must have been photoshopped and you wonder if they may be from the sister hotel next door. The rooms are very basic, tired and tatty. A tiny lead on the kettle but no socket nearby except for a precariously placed extension lead coming from a socket halfway up the wall. The ceiling was cracked as was the glass in the window. The shower didn’t drain and reminded us of showering in a portacabin. The cupboard was blocked by the bedside table so not quite sure how you use that. When closed the mirror on the toilet door almost touches your nose. If you have longer legs you will struggle to use the toilet! Luckily we only stayed one night as could not have managed another. It is implied that parking is included-it is NOT-there is parking if you can find it on the street but you have to pay for it and is not supplemented. We were in a group having booked three rooms and all felt somewhat duped.The only positive we can say is that the location is good.

Misleading description...in need of a refurb!

Five Hotel is incredibly close to the seafront and the staff (Molly??) were lovely. And it was cheap. But beyond that there is not much positive to report. Great if you just want a tatty place to crash. Probably perfect if you like lots of steep stairs. Cramped and in need of refurbishment where this hotel wins is that it was very cheap.  SO if you are planning a night on the town and need a place to pass out - this fits the bill.  I wouldn't book it for my wedding anniversary though. And it really doesn't look any thing like it does in the pictures.

Dirty, damaged and worn out bedrooms. Especially Room 1! Attractive photos on their website DO NOT match the rooms in real life. Big shock, very misleading.
If you want a nicer stay, book their sister hotel next door, which is miles apart in terms of style and comfort. The owners have obviously not got round to refurbing this building yet!
Upon entering, I was shocked to find a bathroom the size of a  matchbox. There were disgusting hairs in the shower, on the toilet and next to the towels. The toilet seat was badly damaged, the toilet roll holder had practically fallen off and the curtain rail was broken, and practically falling down on one side. The toilet door didn't function, it wouldn't close properly, and didn't even have a lock. There was dirty rubble under the bed and at the back. There was dust and sharp nails all over the exposed brickwork. The furniture was very scratched and worn out. There was bird poo all over the windows. The kettle didn't even fit under the sink tap, and the wire was almost too short to reach the extension cable. There was also general dust everywhere.
I complained to the manager by email during my stay, and received a 50% refund about a week later, which I felt was most fair and kind.
No hot breakfast available at this hotel either, and no parking either.

Awful rooms. Misleading photos on website! AVOID!

Travelled four hours from Northampton to Brighton to spend a night at what I thought was a cute boutique hotel. Before arriving we called the hotel to state we were lost and asked if they were located near wentworth street as this is where our sat nab led us - told no - stein street no other information - after 20 mins of driving around turns out it was the next street! Just hadn’t been helpful enough to tell us ! After parking a few mins away in some dodgy underground public car park watched by a couple of crack heads - we arrived at Five. Greeted into a black reception area which could have been cool and contemporary in its day but looked worn down and grimy and is certainly not the public area shown on the booking.com photos ! We were led up to the top floor along sticky dirty bannisters and worn carpets to a small room on the top floor - no sign of the sea and barely able to see the roof tops on view through the filth, grime and cracked windows. The en-suite was a cupboard - if the toilet had been clean and safe enough to sit on your knees would touch the shower door - the toilet seat was hanging off, the cistern filthy and cracked.the window has some sort of filth splattered up it and large cracks - the shower was covered absolutely caked in grime. The walls had stains and splatters all up it and to top it off we pulled back the sheet to find a large yellow stain. We called the receptionist back to advise we were leaving - he returned said he had to speak to the manager and disappeared through a door - coming back only seconds later to say he agreed a refund - the manager didn’t even come to speak to us, ask what the issues were, defend his property and as the refund would take 3 days we were stuck with not enough funds to find another hotel in the local area for the night so embarked on our journey home stopping half way home at the chequers Inn in Wooburn common which apparently had 1 star less but was amazing and would recommend in a heartbeat - a world away from the hell hole that is five! I got the distinct impression that the photos used on the site were of a nicer place next door and that this 5 is used as ‘over flow’ guests and probably used more by those looking for a room late at night when they have met someone and just need somewhere to go to have sex. Disgusting filth hole.

A stinking hole - don’t be fooled by the website photos !

I stayed here for two nights. Like other reviews the decor is very worn and in need of a refurbishment.
However, the check was quick, breakfast was fresh and plentiful and the bedding and towels were spotless.
As in my picture you can see the sea from the rooms at the front.
It’s a very small room though and I wouldn’t have wanted to stay anymore than 2 nights as a result.
There are also alot of stairs, so this is not a hotel for people with mobility issues.

Family trip to Brighton. Check in was quick . Room was big and clean. But the refurb is a must, worn furniture, walls and ceiling with some old stains. There was also one thing you can't miss... the overwhelming aroma of air refresher everywhere, in bathroom to cover the smell coming from the sink and a bonus one being a tv plugged in to a socket. 
We had breakfast in our £130 rate but when you r receiving a hamper basket it would be nice to have a foldable table to eat it on.
