My self and my partner booked this B&B as a last minute thing to see friends... appearance from the outside the drive up and the grounds around the back look lovely, the inside even though it looks grand, to me (my opinion) it's very dated and cluttered there seems to be alot of random things in each of the communal rooms, we booked a room with private bathroom + shower or so it stated on my booking but on arrival we were told we had been upgraded to a room with private bath as I didn't book this, confused we didn't question this but checked booking again after host had left and yes just as I thought we had booked the right room..... but either way our (double room) was cosy with its on-suit, the mattress was extremely soft and once ur down you didn't want to get up (which may be a problem for the older generation) the jacuzzi bath didn't work, there were cracks on most of the walls and the blind in bathroom was broken and windows filthy with cobwebs and dirt, we paid £80 for that room for 1 night... breakfast was included which to be fair was quite nice, my partner wasn't impressed with the chipolata sausages and told me that was cheating lol (she just likes the fat sausages)... the host was very well presented and well spoken and very friendly so that was nice... overall I don't think our room was worth £80 compared to what we normally stay in for the same sort of price, but each to their own... would we stay their again.... 
£80 - free parking, breakfast, private bathroom, I think we would but only as a last resort (but it's only our opinion)

Pleasant stay

We had a lovely room with four poster bed, separate sitting room, small hallway and views over both the front and rear gardens. The guest areas were beautifully decorated, cosy and welcoming. Breakfast was very good and host friendly. Overall a very enjoyable visit, will definitely return and  explore the area further. 

A beautiful B&B, set in lovely grounds with plenty of onsite parking

We booked Manby House as a last minute getaway … we desperately needed to see some countryside given we are city dwellers, especially after the events of the past sixteen months! And our time here definitely did not disappoint!  The owner, Patrick, was a wonderful host - attentive, friendly and very accommodating (indeed, he even suggested we have a different room given we have a newborn - and this was no trouble at all). The room was superb - well kitted out, a comfortable bed and very clean. The grounds were also very impressive. Breakfast was also superb - a real treat! All in all - I would highly recommend visiting Manby House - it remains very competitively priced (unlike many other properties in the UK at the moment who seem to be increasing their prices on the basis of demand!), is a superb property and has a very welcoming host. We will definitely be returning when we fancy a trip to coastal Lincolnshire!

A wonderful country B&B near the Lincolnshire coast

Spent one night but wish we had stayed longer. A lovely reception by very friendly owners. Booked the four poster room with additional lounge and large bathroom. State of the art shower was great. We were charged no extra for a dog which is rare. Fantastic cooked breakfast to set us on our way. Ample parking for our campervan. Would highly recommend.

Wonderful dog friendly establishment

Stayed here as a last minute decision to go to the coast for an overnight stay.

A charming property that provided a comfortable stay and very welcoming and pleasant owner.

The room was spacious and comfortable and the breakfast was the best I’ve had in a long time. 

We had 2 well behaved cockers with us and although taking a double dog box up the stairs to our room was a challenge the owner was patient and accommodating. 

Away from the hustle and bustle of Mablethorpe with a co-op just up the road for essentials if needed. 

Comfortable last minute stay

Last minute booking, loved the photos/ description online and wasn’t disappointed.
Arranged a late check in as spent day visiting relatives.
Greeted as soon as pulled up. Children played in the huge grounds, exploring secret areas!
We were booked for a night and decided to stay another, as loved the big house and it’s grounds.
Beds were comfy, slept well, lovely and quiet.
Looked after at breakfast time, cooked to order and the English breakfast was excellent.
I thought it was good value for money

Last minute find!

Having booked early check in 2.0pm and confirmed this as we were at an early evening function.
We arrived to find no one in and the hotel locked. We received a phone message very late as poor phone coverage in that area saying the owners were out shopping in Lincoln after  excepting an early check in, and to give them a call .
We had no signal  so decided to wait for an hour , no one showed up so had to travel a couple of miles to get a signal and visit a another B & B to use facilities. We decided to stay  there and about 3 hours later eventually got a call from Manby house. We told them of our predicament, they seemed very understanding and agreed it was their fault. They have now taken full payment!! and we cannot contest this  as we can"t prove we sat outside and waited for them.
Do not rush to book Manby House these people are not as good as their word !!!!


Non Stay Dissapointing

We booked this stay very last minute and arrived at around 8.45 pm to be greeted by a badger wandering in front of a beautiful, historical building! It stopped on the doorstep for a minute or so, then wandered off (We waited in the car till it left!).  We were then warmly greeted by Patrick, who showed us our room, gave local info and recommended Bambarinos for fab food (which it was...and reasonably priced!). 

We had room number 4 - the four poster room with a small, cosy separate lounge and a bathroom. All areas were very clean and the decor looked like it had been fairly recently refreshed, with new carpet in the bedroom and thick curtains which kept the light out in the morning...a bonus for me! There wasn't any heating in the bedroom but this suited us, and the bedding was lovely and warm. There was an effective electric heater in the lounge. 

Tea, coffee, milk and biscuits, and decent, clean towels were provided.

There are a few, occasional plumbing noises, but it is an old house, so to be expected. Also in the shower, the 'waterfall' head was more random squirt, but the other shower head was good and there was a decent heat and pressure to the water (after you run the hot tap in the sink, as recommended by Patrick - I guess this is because it's a sizable old house! It wasn't a problem). We did mention the shower head to Patrick, so hopefully that will be rectified. 

Breakfast, both full English and vegetarian, were well cooked, delicious and plentiful.

Overall, a lovely place to stay at a reasonable price, with a great breakfast and friendly owner. We both agreed that we recommend this a place to stay. 

Lovely 1 night stay 

Welcome was fine, room was generaous size, but looking a bit tired.Host was friendly and helpful - the eating places he suggested were excellent.    But the room was not cleaned or refreshed while we were there.   Bed not made, towels not changed, tea/coffee cups not washed.      Bath had a shower above, but no curtain so risk of water going everywhere, and the hot water was far too hot.    Risk of burns I shoudl think
