Location, location, location! Sunrise Motel is directly across the street from the ocean on Long Sands in York, ME. Although not directly on the beach, it is only a few minutes walk to a small beach area at low tide. The motel itself is a bit older but extremely clean and comfortable and the staff I met were all very friendly and helpful. I would definitely recommend the second or third floors for the best views of the ocean as the first floor overlooks the parking area. (Stairs only; no elevator.) Really enjoyed my stay and would definitely return. 

Wonderful views of the ocean!

Room  was clean and staff was friendly, however.....we were put in room #1 which has the outdoor staircase on the other side of the wall, everytime someone  was on the stairs it sounded like a herd of elephants were stampeding.  The people in  the room upstairs were noisy at all hours so there is no type of sound proofing in these rooms. They advertised free breakfast vouchers and when we got there we were told they didn't do that any longer.
There was absolutely no wi fi service although it is advertised. I would  never recommend anyone stay there but if you absolutely must tell them you do not want room #1 . Oh and bring ear plugs.

Very quaint motel.  Room was immaculately clean, and the private balcony was much roomier than I expected.   Could some areas use a little updating?  Sure,  but it doesn't take away from the friendly and accommodating staff, or the fantastic location.   Best views are on the higher floors but be aware there are no elevators.  

Very nice weekend getaway 

We had an unexpected event that meant a very late arrival and they were so very accommodating. We arrived in the dark but I was told the easiest way to get to the room a couple of days prior to arrival which made it so much easier with weary travelers. As we arrived in the dark we were amazed when we woke and pulled back the curtain to the most amazing oceanfront sunrise. The deck was wonderful and the room was set up with a little kitchenette if needed. Everything was within walking distance and when we needed something the front desk ladies were great. There was such a nice old fashion charm to the hotel and we certainly will come back again!!!

Charming and relaxing 

The lady at the desk was very friendly and welcoming.   If you are coming here for a 5 star property move on.  If you want a quaint property on the ocean this is your place.   The room was clean and comfortable.  The view was nice.  Directly across the street is the ocean.  Beautiful place to watch the tide come and go or to play on the beach.  There was people out of boards in the water.  Very peaceful.  Close to restaurants and the Nubble lighthouse.   Great little, cozy spot.   Recommend for all, but would be especially great for families with kids that want the beach and water.

Quiet and quaint

We only stayed one night at the sunrise as we were headed north. The location was fantastic - right across the street from the ocean. We were on the 1st floor which I was glad for because my old knees would have had a hard time on the stairs. However, we were near the staircase and it could be a tad noisy. The rooms were fine, if a bit dated. Front desk staff was super nice and helpful.

Budget friendly beach location

We stayed in a two room suite on the third floor. The staff at the desk was super friendly, nice, and helpful. The motel is definitely dated. The carpeting was dirty. The room had a musty smell. The coffee pot had old coffee and floating mold in it. I felt a little unsafe on our balcony but holy cow the view of the ocean (barring the power lines) is great. And you are literally a few steps across the road from the ocean. So if you can get past the iffy accomodations, the location is everything.

Budget Beachside

For $240/night, I would expect a working TV, not a Roku. No elevator. Rented the "suite" on the third floor and while a lot of stairs, it was less noisy and had more space. The rug was old, but the rest of the room was clean. The balcony was cramped and part of the floor/roof was sagging. Location was nice, along with the lady at the front desk who was kind to my little one. Suggestion - get rid of the ROKU TV and have something everyone can use.

Not impressed

We booked Sunrise Motel as a stop on the way home from northern Maine, mostly because it was really close to Kittery where we were going to stop. 
Janet in the Motel office called us to see when we would arrive and made sure the AC was on and the room was ready for us. We arrived late and in the dark and Janet was welcoming and very helpful finding us a place that was open as it was right after Labor Day.   
The room honestly was comfortable but very standard beach motel with a small kitchenette which was a surprise.   Surprising too was the commotion I heard in rooms around me very early in the morning, I was slightly confused what was everyone doing?  I opened my curtains and was greeted by the most amazing Sunrise shining beautiful orange light right into the room.  There were numerous people out on the beach just beyond the parking lot to enjoy the Sunrise I could enjoy from my bed. 
We realized we were right on a beautiful beach with a view of Nubble Lighthouse.  Janet recommended a great General store a mile down the road which served delicious coffeee and breakfast sandwiches. 
Janet surprised us again calling shortly after we left to let me know that I had left my toiletry bag in the room, she had it waiting in the office.  
The sunrise and the kitchenette were great surprises, but the best surprise was lovely Janet at the front desk who made our stay memorable.

Surprise Sunrise

We stayed in room 10 and it was large and clean. Our room had two double beds, a full bath, a small table with 3 chairs, and a kitchenette with two burners, a microwave, a toaster, coffee maker, and small fridge. It was plenty of room for two adults and a toddler, including room for the pack and play we brought with us. The motel is older and doesn't have a lot of amenities, but every room faces the ocean, you could tell the rooms were renovated recently, and it is close to downtown short sands beach. My family enjoyed our stay and would come back for another weekend/long weekend. Overall, perfect for what it is intended to be.
