I'm giving this a 2 out 5 rating, not because of any bad experience, but because of how it compares to other places I've stayed in. First off, I will acknowledge that I'm from the West Coast of North America and am used to different standards which obviously influence how I rate this hotel. 
My partner and I chose this hotel because we were to board an Amazon cruise the next day and wanted to be close to the Port of Manaus. For closeness to activities, sites, and transportation it's pretty excellent (it was only one block away from the port), however, I advise being aware of the following: 1) If you are not from a hot climate, be prepared for the humid heat. This hotel has A/C in the lobby and in the room we stayed in, but due to gaps and windows that do not close, it only offered some relief. It took me until 1am to fall asleep because my body did not cool down.
2) This is a bare minimum hotel - you get a bed, with two linen sheets, a single pillow, a working shower, a somewhat working toilet, and a really old rickedy door with an unusal key & lock format. What it does offer is a decent complimentary breakfast, roof top views of Manuas and the Rio Negro, and a pool which we did not use (too hot outside). 3) If you are used to 4-5 star hotels, go in with very low expectations and only stay for one night. This will allow you to appreciate what is being offered and to have a 'unique' experience. 4) Although located in the Centro, it was difficult to find 'sit in' restaruants, however closer to the Teatro Amazonas (the touristy area), there are more options and Uber is very reliable and will pick up/drop off right in front of the hotel.
I have attached some 'realist' photos to provide more insight. I would like to emphasize that we did not have a bad stay, I would actually recommend staying here if you are looking for a cheap one night stay, but just be prepared for an 'experience,' lol. 

Good for a 1 Night Stay

The bathroom has a tiny box, the floor is unshrunk, the bathroom jam has an old sticker, the glass door of the box is dirty, the bathroom, the toilet bowl looks dirty and old, I went two days without a waitress. I didn't have garbage in the room, dirty tub, dirty tub, dirty beds. Even asking at the front door they cleaned only the day I stayed. I went to a coffee shop. I went to a few options. I didn't have much care, I had a little juice, two different kinds of fruit and two kinds of packed coffee. I didn't even have the worst experience of cooking pizza and plastic.

Horrible, he's not staying.

Well located, with lunch options in the Afonso Lisbon market, bars and restaurants, as well as being relatively close to some historic buildings and museums. There is also a fair, with craftsmanship included.

Economical and cozy

If you are looking for style and sophistication this is not the place, but if you need the MANAUS Center, the boarding area of ships, this is an excellent option, with good prices, affordable and well clean rooms, on the terrace there is a good swimming pool and a beautiful view of the Black River.

FUNCTIONAL AND LOCALised if the port is located

At first glance it seems like a nice place, but don't be fooled! Although the structure is from the golden age of the great Amazonian hotels, this one here has stopped in time and unfortunately has not received updates or renovations. The wifi is there but it doesn't work. No controls were working when we got to the room (TV, air conditioning). The air conditioning is loud and pressed so much that it formed a pool inside the room. We got stuck in the elevator, super old and with the buttons broken. In the whole room, it has only one outlet that works. The bed linen was dirty and the dresses were definitely seen better days. The bathroom is better, the box is running, the rain is up and the old is full of gumball installation. The unique points that are with you and the view of the harbor and the the theater is really frustrating.

Falling to pieces

Great staff, good breakfast, hotel without maintenance, just an elevator, no wifi in the rooms, everything works on the lid, the insulating tape base, hardwood and wire, I recommend for experienced adventurers.

Well located

Located in the center of Manaus, although the building is old, the rooms have been updated. Modern TV, cable TV running, refrigerator.

Hotel in good location

Terrible service, the reception was maned by what looked like a teenager. The hotel looked like a run down derelict building from the 70's. The breakfast was disgusting and elevators did not safely. Stay away!!! The manger was rude and threatening.

Keep away!!!

We stayed overnight, before and after our trip to the Amazon. So the list of complaints is not very big.) The overall feeling of an abandoned party hotel. It's better not to stay here with kids or brides. Instead. We had a great evening on the roof of the hotel, with a view of the night's Manaus. The table broke, the air was almost fresh, the stars were great!

It is said that the first impression is often the right one, not so much for Ana Cassia! The hotel's façade makes it look like it is abandoned, the reception seems dirty and poorly maintained, the hygiene of the room and bathroom, as well as the almost non-existent decoration leave a little to be desired. On the other hand, welcoming, listening staff who do not hesitate to advise the guests. Really super well located, it is in the heart of the permanent market of Manaus, has two steps from the floating port. Attention, it is not recommended to walk out into the neighborhood of the equivalent!
