I booked this hotel, it took my money but it does not exist! AVOID! Do not book. 
It's been demolished and taken over by a Chinese company, but it took my money from account. 
Drove around for 30 mins and asked many hotels who said it is not a real hotel, it's gone. AVOID!

Do not book! Avoid! Demolished!

Bad bathroom with cockroaches and balcony covered in spiders and flies. The grounds are a wasteland in parts and the place needs a makeover.

Breakfast was average and they offer a better breakfast menu for outside guests who are willing to pay. 

WiFi is also terrible. One to miss.

Where to begin. Please do not book here, the streets are probably cleaner. Door barley closed, toilet broken, insects everywhere, no towels, didn't clean bathrooms and bad Wi-Fi. I don't know how this place is operating, it's an absolute hole. In general, please don't visit Sihanoukville. It's a disgusting part of Cambodia. I've never been to such a horrible hotel. 

Horrible, dirty, disgusting

Dirty room, floors still dirty, hairs on pullow, stains in sheets. 
Window didn't close properly.
Bathroom had a few issues, bath tub had cracks in it and leaked all over the place. No ventilation.
Smelled really damp. Wifi sucked big time. No wifi in the rooms and very poor wifi in the lobby, which was way too hot ( felt like a sauna) 
Laundry service was ok

Dirty and smelly

Awful hotel. Door barely locked and hotel was really open and easy to access by the general public. Bathroom was gross. There weren't bed bugs which was surprising. Stay anywhere else but here, I felt really unsafe. 

If there was a 0 rating I would give that. 

Room itself on first floor was nice with big beds however there was no window which made it feel very dark, and also the bathroom had no ventilation so the room smelled musty after showering and when trying to dry clothes. Safe box at reception worked well however and overall setting was quite nice. However we weren't fans of the town at all- least favourite place we visited in Cambodia. Ok hotel for a couple of nights though if you get a good deal

Average and no windows

The hotel is very nice, not far from the beach. The sea is visible from the balcony. Nearby are shops, cafes, massage parlors, a few laundry rooms where you can wash clothes for a penny. The staff is very friendly and diligent, since there was no safe in the room, they left valuable things at the reception. They didn't ask me to pay for it, but before leaving I left the tea rooms. The rooms are cozy and clean, good beds, refrigerator, satellite rooms, good free Wi-Fi Internet. From the lifeguard, from the sun - dense curtains on the rooms, there was a large balcony. The hotel costs their money.

Excellent hotel near the beach.

We've stayed at this hotel twice, a deluxe room with balcony, a bathroom with bathtub, clean and spacious, a nice breakfast, nice staff, nice location, close to the beach and plenty of small restaurants.

It's a good hotel.

Very disappointed in this hotel we didn't spend a terrible night there! We went there trusting the lonely planet! A big mistake! A room with mold as well as in the bathroom. Roasted robinetry. Disgusting smell in the bathroom has no other word! A very wet room. For 25 dollars we didn't sleep! Avoid renting a scooter! It's not better to have ruins with almost no brakes!

Unhealthy!

Very well located hotel, the street is parallel to the beach. Large and clean room. We stayed there for 3 nights. Simple but decent breakfast. Apart from the smile of the young girls at breakfast, the reception itself is bad. But well, we are in Asia and the reception is sometimes lacking. We ate in a small restaurant, a hundred meters away the lucky pizzas with a super welcome, very good Khmer cuisine.
