Very clean,comfortable and couzzy.
Staff is very helpful. Bed was clean . I slept like a child after many days. 
Washroom is clean. Nice hot water. Break fast was OK. Coffee is best. Freshly brewed. Very conveniently located. Very near to downtown. Walking distance to Lake and local diner. Enjoyed my supper followed by walk.

Good thing we had booked this hotel only for 1 night. The bathtub was clean but that’s pretty much it. There was pubic hair on the sheets and the sheets were stained with rust and they had holes from too much wear and tear. The towels were small and grey and they also had stains and holes from too much use. The lamp shade was also dirty and stained with brown. The breakfast area is very small and the breakfast is very minimal choices. I guess this hotel would work for sbdy who arrived drunk and could not clearly see the state of the room. This hotel looks like it has never been renovated or improved in any way. We will never return.

First time and definitely last - do not book

Owner was very friendly.  We were in the area 2 weeks before out stay and asked if we could see what the room was like before we booked.  He gave us a key and let us have a look.  It's a simple basic hotel room with exactly what you need.  Clean room but dated, clean bathroom with lots of hot water (again dated).  Great place to rest for a night or 2 if you are in the area.  Great little breakfast restaurant next door as well.

Decent Stopover Motel

This room is perfectly fine for a brief stay and the price is very reasonable. The hotel is in a quiet area and our room was quite clean and generally well appointed. The bed was comfortable, there was a small pull-out couch, a table with two chairs, a fridge and a small microwave. The lighting in the bathroom was excellent and the water pressure in the shower was good. Despite reviews indicating there was no breakfast; we found this was not the case during our recent stay. The breaksfast offerings were limited but included coffee, juices, cereals, and toast.

Our rating of 3/5 is based on some areas that are off-putting and need some attention, the most significant of which is the state of the towels. While they are quite thin, worn, and scratchy, that is not even the biggest issue with them. The biggest issue is that they are meant to be white but they have a grey tinge to them. This was the case with all of the towels in our room, not just one or two of them. I'm sure they were clean as the rest of the room was quite clean and the towels did smell clean but it's rather unpleasant to grab such a dingy towel to try oneself with. These towels definitely need to be replaced and perhaps replaced with a different colour if it's difficult to maintain bright white towels. Perhaps beige or taupe would be a better option. Another area that needs some attention is the outside. Weeds should not be seen growing wildly on the property, including through the many cracks in the ashpalt. They give the property an unkempt appearance that may give the impression that the inside might be equally neglected (which it's not).

Overall, this is a good option for a brief visit. As stated above, the rooms are clean which is an essential feature. Also - the staff is very pleasant.

Clean room; quiet location; some areas need attention though

Rented two rooms (each room had two double beds - a bit cozy for 4 adults), both had comfortable beds and clean bathrooms. The “breakfast included” in the booking is only tea and coffee, but there are so many restaurants close by. When we noticed that one of the rooms had an unpleasant odour (a previous guest seems to have ignored the hotel’s non smoking policy), the manager was very apologetic and arranged another room for us. Very grateful to the staff for their quick resolution and hospitality. Overall a good experience- I would stay here again.

Great hotel great customer service

We really enjoyed staying at Knights Inn in Orillia. The staff was very friendly and check in and out was a smooth process. The rooms were clean and well maintained. Overall a good experience.  We will visit again in Summer.

Very good experience

Very Pleasant experience. Staff were extra welcoming. Very helpful and assisted me with my luggage. Rooms are extraordinary clean. Perfect Size cozy room. Bed were clean and super comfortable. Slept like a baby.

Best for Value

Stayed for one night during visit to orillia. Very nice and clean room.  Very comfortable bed Bed and updated bathroom . Location was great and close to everything in orillia. I Will definitely stay  here again whenever I am in orillia. Highly recommend this place to anyone who is looking for clean and nice place to stay.

Nice place to stay

no sink plug/dirty floors and carpet.A hole in the blanket on the bed/both chairs had stains.Overall a filthy room.
Breakfast was not available, not even coffee.
Price was  over 100 dollars. What a ripoff.
Person at desk just brushed us off when we complained about the NO breakfast.
