The Casitas smell terrible and are uncared for. No good lighting indoors. Pans and bowls are old and scratched up. AC only available upstairs so it gets really hot downstairs.
The owner and his ladies smoke a lot so it smells like cigarette often.  They don't replenish amenities like toilette paper, soap, or towels, if you ask them they just don't reply to your messages.
Pool is damaged. Don't count on the BBQ station, it's damaged. The worst part is the noise at night by the own staff, guests and bar/discos around, impossible to sleep. Total nightmare.

Las casitas huelen mal y están descuidadas. Ollas dañadas y viejas. El aire solo está en el segundo piso y se pone muy caliente en el primero. El dueño y sus mujeres fuman mucho aunque hayan niños al rededor, siempre huele a cigarro. No reponen las amenidades como el papel higiénico, jabón o paños, si lo solicita le dejan de responder. La piscina y área para asados están dañadas. La peor parte es el ruido en la noche por el dueño, los huéspedes o los bares al rededor, es imposible dormir. Una pesadilla completa.

No vale la pena / not your money’s worth

My family of four finally got a much needed vacation and we chose Casitas Joanna as it was affordable and the pictures online looked like a convient and safe place to be. Upon arrival we met Jocelyn, who was the only good part of this experience. She would secure a taxi for us, offered ideas of where to go and attempted to fix/explain the wrongs. Now.. when we walked into unit #1 our unit, it smelled of mildew. The floor was dirty, walls were covered in dirty spills, foot and handprints and did not appear to have been painted in years. The childrens room had what appeared to be either mold or severe mildew along the walls. Spider webs (old webs) were throughout the condo. I am aware we were in the jungle.. but regular cleaning would prevent this. The showers in both bathrooms clearly had not been scrubbed in some time. Upon bringing the mold situation to Jocelyn’s attention, she stated prior to our arrival they had a long term (4 month) renter who had ruined the condo. She stated they were completely booked, otherwise she would move us. She stated she would have someone come in immediately and clean the walls, but unfortunately there would not be time to repaint. Upon our return from the beach, the mold had been scrubbed with bleach. We cleaned the bathrooms, kitchens and dishes ourselves. The kitchen did not have hot water. We boiled water in a pot to clean dishes. The linens did not smell freshly washed at all. The sheets were pilling and that is all you were given. No blanket to use when the temperatures dipped low in the night. After showering, our bare feet looked as though we had walked outside in the dirt. The floors were nasty. We wore flip flops to shower to attempt to keep our feet somewhat clean. Not trusting bath towels cleanliness, we purchased our own so we could feel secure washing our bodies.The walls are paper thin and you can hear word for word your neighbors conversations. We arrived one evening back to the property around 10:45pm to find the main gate locked. After shaking and knocking on the gate for approximately 4 minutes, the owner came to the gate advising it is locked at 10pm. He stated you need to get a key, that was never explained to us. After requesting our condo to be cleaned after two days (fresh towels, trash emptied, new trash bags) we returned to find the key left in our door. Our passports, extra money etc were all left there. Thankfully nothing was taken, but can you imagine? There were a few positives, the kichen for what you need along with dishes was decent. It came with a nice 3 burner propane stove. It was nice to be able to take the stove outside to cook as to not heat up the condo. There was air conditioning in the master bedroom that was strong. The other bedroom had a ceiling fan to help cool things off. The condo itself is very large as it can accommodate a large family. Casita Joanna is within walking distance to the beach and the pool was well kept. About a 15 minute walk you can find a restaurant and a store. All in all we enjoyed Puerto Veijo, the people, food, music, beaches, parks were worth the trip. We will certainly go back, however we will stay somewhere else.

Our group arrived to a warm welcome from Kendra, who is very nice and does her best to be accommodating. But unfortunately that was the extent of the positive experience. I try really hard to give places the benefit of the doubt, especially when travelling in another country. However, my experience at Casitas Joanna was just gross.
Our group occupied several of the rooms and there was something wrong with all of them.
In no particular order:
-Bad smells in the common rooms and bedrooms, foul smelling water in at least one of the suites (mine looked like it possibly had black mold that had been painted over)
-Uncleaned bathrooms; someones used soap in the shower, empty toilet paper, no emptying of trash can after we had been there overnight (extra important in a country that is warm and encourages you not to flush paper, etc)
-Most of us had to ask the manager for toilet paper because no one had even been in the rooms to see what was needed, let alone clean them
-Spiderwebs, dead bugs, dead FROGS behind and under the beds
-Sheets smelled as though they hadn't been changed since the last occupant.  Even the new sheets smelled like body odor 
-Towels smelled of mildew
-water-stained pillows in the common rooms
-Murky, cloudy water in the pool

There was an incident with someones room key in which the owner had to come down and break in because they had no key.  A member of our group took the opportunity to discuss the less than appealing conditions of the rooms while he was there.  He responded with "this isn't a hotel, we don't clean every day," and "this is Costa Rica, people are lazy."  Just stupid excuses for a person who runs a business.

Given that this was the last of 6 or 7 hotels the group had occupied during our time in Costa Rica, we had other experiences with which to compare Casitas Joanna. It was the worst place of the entire tour.  Sure there are worse places to stay in the world, but this place was just one thing after another and an obvious lack of caring on the part of the owner.

Just Gross

Great garden and pool. very nice and helpful owners. Just ask and immediately say what to visit, where to eat, what to see. Easily they organized transfer from the airport. Clean rooms, a kitchen with a coffee and fridge, bathroom with shower. Our Combo have 3 bathrooms;)

Great !

Excellent location 5 minutes by car from Puerto Viejo, good deal from the owner, spacious condominiums, with two bathrooms, but poor cleanliness in the apartments, dirty pool, saunas, and smelly bedding.

The family journey in Puerto Viejo Limon

Tucked behind the Perla Negra hotel, this hotel is located a bit far from town when travelling on foot, off a really bumpy rubble path. The rooms are called condos and include a kitchen with a coffee maker, pots and utensils. So if you are looking to make your own food, this location might prove useful to you. Rooms are also equipped with a bar fridge. 

There is one bedroom upstairs and a large bedroom with 3 beds downstairs. Only the upstairs bedroom has AC, so you might work up a sweat if you are stuck downstairs. And this is a really hot and humid city. The towels were also not laundered properly and smelled bad. 

The hot water doesn't last long and wifi only works outside your room. Overall, this was a really poor and uncomfortable experience. You can buy breakfast from Perla Negra hotel, but save your money for breakfast in town as the breakfast here only consisted of eggs, bread and fruit - not worth the $7USD.

Poor and Uncomfortable Experience

The place is very comfortable, its location allows you to be in a quiet place, but near the old harbour town, the accommodation is very comfortable and spacious and clean, the staff who serve the site is very friendly and well-treated.

Recommended location

Excellent family hotel that offers two spacious rooms, one with air conditioning and the other with ventilator, 2 bathrooms and a half, a kitchen equipped with gas kitchen and a small refrigerator, breakfast counter and living room.

Our charm is the familiar style of the Casitas, under-roof parking, security of the establishment.
