Location was great right on the beach and an easy walk to groceries, a few restaurants, and the bus stop for easy access to the rest of the hotel zone. The immediate area was quiet and felt safe, especially with the security at the property. The beach and pool area are nice, although the price for just a short time having umbrellas/chairs on the beach seemed steep. Bar and bathrooms/showers right there were convenient. The unit itself was not as great as the rest of the property. The main living area was nice enough and the balcony was great with views of the ocean, however, all the bedrooms and bathrooms being downstairs felt dark and basement-like, even though we were on a higher floor of the building. The master bed was nice, however, none of the other beds were very comfortable and one of them was horrible, totally firm and sunken in. The shower doors had rust on them and the hot water was very temperamental. The kitchen, besides being outdated, did not feel clean with poorly-washed dishes, sitting water left in the cooler, and issues with ants. The stove did not work without manually lighting it and there was no drying rack for the dishes, which seems like a big oversight considering the water is not potable. That said, it was convenient to cook meals in and not have to eat out for every meal. Overall, our experience here was just okay. Would recommend staying here if you need somewhere basic/convenient as a home base from which to explore the rest of Cancun. If you prefer spending more time at your accommodations I would look elsewhere.

Not that nice but very practical

Excellent place for a family vacation, apartment 507 is perfect for a small family. It is conveniently located near to supermarkets, good restaurants, shopping centers and everything is walking distance. 

The perfect vacation 

The Condo: 8/10. Shirt drive from the airport. We rented condo 514 for a week. 3 adults and 2 young kids. The condo itself was renovated nicely. Our property manager Jacquelyn was fantastic with communicating via WhatsApp. The bedrooms and bathrooms are all on the lower level which was somewhat of an inconvenience but not a deal breaker. Would have been nice to have a washer and dryer for the towels. It did stink quite a bit like sewage and they recommended covering drains with a plastic piece or towel which did help. 

The pool: 7/10. 3 pools were on site with 3 jacuzzis (not heated). The rules for the pool are very strict (no beverage by the pool, no toys, closes at 7). We got yelled at by a lady for throwing a football in the pool. There is a beach bar located by the main pool that serves the best Michelada I’ve had in Cancun to date. The food is also delicious and the staff is wonderful.

The beach: wonderful!! 10/10. Of course there is seaweed that washes up but my kids had a blast boogie boarding and swimming. Not a good spot for really young kids as the waves were quite large. The lifeguards were very attentive however which made us feel safe. Chairs, tables and umbrellas are available for rent for around $25 usd a day. The beach gets busy on the weekend with tourists and locals alike. Very fun to people watch. 

The location: 10/10 in the hotel zone. Directly across the street is the Kulukan shopping center with a coffee shop, souvenir shop and a grocery store. Bring your own reusable shopping bags or buy them there for .50 usd. There is also a pharmacia and oxxo convenient store just a few minutes walk. Everything was extremely convenient. Bring a cooler and buy cheap beer and ice at the Oxxo, or the grocery store. Also close by (a 15 min walk) is La Isla Plaza. There are tons of restaurants, shopping and a beautiful sunset on the lagoon. You can take the bus but we never did. The walk was very easy. 

Probably wouldn’t stay at these condos again, but was a decent experience for the time we were there.

Great location and beach

This Review is specific to unit 303. My family and I have been going to Villas Marlin for 30 years, this was my first time in unit 303. Prior to arriving I was extremely pleased with the communication and support from the rental manager. Like all units at this condo things are dated, but we expected that. What we didn't expect was the fact that the toilet on the main floor would actually come off the base. What I mean by that is the entire toilet bowl came off and there was sewage water all over the place with feces and everything. It happened two times and the unit manager blamed us for using too much toilet paper. My guess is that the toilet bowls were actually bolted down and a wax ring was used this would not have happened. I have to wonder how many times it has happened and how many times they simply air out the scatter rags. Gross. Instead of apologizing the blame was pushed at us. I am extremely disappointed in how this was handled. 

Stay away from Unit 303 at Villas Marlin

We booked through a site that my family member had good standing with. The unit we were placed in was managed by a couple that oversaw numerous properties in Cancun and surrounding cities. 
While the view from the balcony was incredible, the unit left a lot to be desired. The cabinets smelled like bug spray yet there were roaches and ants. They likely entered through the big hole beside the front door. The floors were dirty, sliding doors did not lock, very few outlets and some did not work, ancient coffee maker that was difficult to get to work, and barely functional utensils in the kitchen. One of the bathrooms had a big step up to the toilet and was butted up against the shower that had another step up, then step down into the shower. No bathmat either so dangerous getting out of the shower onto a tile floor, especially because the towel hook was behind the shower door as you opened it to get out. 
There was no hot water the first day but someone was sent the next day to fix it. 
There was Wi-Fi, which was nice and the complex is right on the beach. You can rent chairs and umbrellas on the beach for $15/day and there is a bar with food available by one of the pools. 
If you want chairs under a palapa by one of the 3 pools, be prepared to go down early in the morning (before 7:00 am) to claim them because the older crowd that comes to stay for a month or so this time of year snag them quickly and camp out at the same place every day and all day.

Great location, old dated condo

I stayed at villas Marlon at 120 USA dollars per nite. Location ok. Hotel area is very pricey. Food and souvenirs three times the norm for other Mexico towns.  Do not go to flea market 28 prices are horribly expensive Instead take route 1 bus and tell the driver to drop you off at Mercado 23 the locals go here and is cheaper for souvenirs and such. Another thing expect to pay 30 bucks taxi from airport to villa Marlin 45 minute ride one way. You can also set up pick up time with them. The taxi drivers will charge you 29 bucks for two miles. Avoid them they r unregulated and will charge you what they want because they see your forehead and see tourist. The first day we paid a 100 bucks for going a couple of miles to places in hotel zone. Bus is 1 dollar to ride.

BE CAREFUL - Our room was next to a heavy construction site. Jackhammers and heavy hammers were used from 9-5 every day, the host didn’t keep the promise to fix it. We couldn’t even have a conversation in the apartment or make any use of the balcony. The building is old and worn. After complaining to booking.com the host offered us another room and refund of a night for the inconvenience. We accepted, but after checkout she deleted the corresponding WhatsApp message and refused a refund. Seems like a scam.

BE CAREFUL!

We booted travel plans with the villas marlin staff named Benedicto Osorio and his associate Isabel Jimamez with ISATRAVEL CANCUN, weather delays thus we were forced to cancel and ask for a refund, Benedicto said it would take two weeks for the refund  (?),  8 weeks later, still no refund , my advice is to book through reputable 
“ online services “ and forgo the “so called “ travel agents swindlers

Staff swindlers

My family of 5 just completed a 7 night stay in one of the units. While the outward appearance is very outdated, our unit was beautifully decorated, had comfortable beds and the ac units in each bedroom downstairs kept us cooled at night. Unfortunately, this particular unit did not have an ac unit in the living room/kitchen up stairs, so we opened the balcony door and entry dinner to generate a breeze when were using the common area (which wasn't too much). It is located right on the beach behind the Kukulkan Shopping Plaza which houses a grocery store for easy access. The restaurant near main pool was one of our favorite places to dine for lunch and we absolutely loved being served by Ben, super awesome waiter! The city bus that runs through the hotel zone is a short walk to in front of the shopping plaza and Isla Shopping Mall is a 10 minute walk away. There is a beach service to rent 2 lounge chairs and umbrella for appx $12 usd. There is also loungers and umbrellas near the pool at no cost to guests.

Great Location, Excellent Price!

We are currently staying at the hotel, and it's horrible. Make sure you read all
Of the rules and regulations before you come, because they are strictly enforced by the workers they have watching your every move. Literally it's uncomfortable. 

I understand there are rules and regulations to keep  their guests safe, but if you sit on one of the pool chairs without a towel, you will be reprimanded immediately. If you hang a towel outside on the balcony to dry, they will knock on your door and tell you to move it.  The hotel should provide towels at the pools side. Who wants to lay on a wet towel? 

Seriously don't laugh in the pool, because you're not allowed to have any fun. No, fun is not allowed. 

Also don't be fooled by the ocean front pictures, you can see the ocean along with the roof right in front of your balcony, which they do not advertise. Good luck. I would never stay here again.
