Stayed twice in early May, Kenneth was the perfect host and couldn't be more
welcoming. His knowledge of the local area was also very helpful. The room (no 3) was spacious and very comfortable and clean. Breakfast was ample and delicious. We will definitely stay here next time we are in the area.

We had a great night in this B&B. The room was spotless clean and very comfortable, with all the necessary amenities. It was exactly what we needed after a long flight and a day of exploring Edinburgh. The breakfast was delicious and helped us start our trip in high spirits.

A warm welcome to Scotland!

We stayed at this bed and breakfast for 2 nights while visiting Edinburgh. We had tickets for the Military Tattoo at Edinburgh and decided to stay outside Edinburgh, avoid the crowds, and ride the train in from Bathgate. This was a wise decision. We enjoyed our quiet, unhurried stay in Bathgate, were able to catch the train easily, and avoided trying to find and pay for parking and hauling our luggage through the busy streets of Edinburgh.  Kenneth runs a lovely b&b with comfortable, spacious rooms (ours was ensuite), complete with toiletries, tea, and delicious hot chocolate w/biscuits. This was a nice treat after being on our feet all day and getting back to our room late in the evening. Kenneth made my husband a delicious full Scottish breakfast both mornings and I had warm porridge, toast and tea. Kenneth also gave us helpful information about the location of local eateries for dinner and the location of the train station. We highly recommend this bed and breakfast!

Wonderful owner, delicious breakfast!

After a long drive all over England came here completely exhausted, were immediately super received. Simple but very clean, located not far from all traffic nodes. bed okay, tea and coffee on the room

It's a great location, great nice!

We chose to stay here so we could take public transport into Edinburgh and that was a perfect choice. Its only downside is that it's on a busy street and two of the rooms face the street and hence the noise, and that the turn into the driveway is a very narrow one off of that busy street. But Kenneth is a marvelous host. He gave us great local tips and was very accommodating when we needed to leave extremely early on our last day, giving us a cereal breakfast to have in our room before leaving. The full English breakfast (with yummy haggis!) was great. The room was clean and comfortable. The shower was lovely with good water pressure (but the pull string to turn it on from outside was broken, so you had to get inside to turn it on and risk the temperature). Internet was fast but occasionally spotty. We ate at Liberta nearby and that was excellent. All in all, it's a lovely place and the price makes it even more so.

Perfect choice

Could not be better. The room was bright, cheerful, spotlessly clean (daily clean towels, frequent changes of bedding). The en suite had room to move, as did the shower cubicle. The extra little touches of items provided (e.g. toothpaste, disposable razor, toiletries, coffee etc.) outshone anywhere I'd ever stayed before. The breakfast was enormous and cooked and served to perfection. There was no problem about accessing the room during the day. Safe off-road parking of a generous size. The owner and family are friendly, welcoming and very experienced in the provision of hospitality. So good that I've already booked two more ten-night stays.

Perfect!

We spent the last two nights of our wonderful trip to Scotland at this hotel to visit the city of Edinburgh. We found ourselves very well and I recommend it to anyone who wants to visit the city. The managers are exquisite people, very available and attentive to the clientele. The bedroom, of reasonable size and well furnished and very well kept and very clean, as well as the bathroom, modern. In the morning, breakfast is on the ground floor. You communicate the day before the desired time and breakfast you intend to consume, very good. I must say we found ourselves very well at this hotel and if we return to Scotland, it will be a must. Thank you for the nice stay. I've got the interior parking lot. And so we get back to Edinburgh in a few minutes with a free car at the car park, which we'll be arriving in the centre of the city.

Great B&B X to visit Edinburgh

We've been a week visiting Scotland and without a doubt, this B&B is the best of all we've ever been to Kindness, education, convenience, and retail. Everything very clean. They made us feel very comfortable. If you have a car to get around, I recommend this B&B. A 10!

It's genius!

We stayed in this b&b a few days ago. Found on a booking site, we found a solution that combined quality and price. We fully confirm the impressions: clean room, really kind and available owner, varied and abundant breakfast. Also, what is not a little bit of a matter, it is 10 minutes drive from the train station (((station with a definitely spacious and free parking), 5 minutes from a supermarket supply and 15 minutes from the airport. Recommended for both couples and families. The b&b has private parking.

A great way to visit Edinburgh

The rooms were spacious and clean and well furnished, there was nothing missing. Great breakfast and fantastic stay, you can't ask for a better B&B.
