Terrible, unsafe with fire security issue, the place was closed but still rented out???
First problem. On arrival at 3.10 pm (automatic checkins only, no staff on site) even outside the building I could hear that the fire alarm was continuously loudly beeping. Once I entered the building, I called the hotel number and I was promised that the faulty alarm would be fixed shortly.
The second problem. Once I unlocked the door to my room what was just next to the alarm, my key got stuck in the lock what was already falling apart, very old as everything in the building. I notified the hotel staff by calling them and got another 'promise' that this would be fixed. Then I left the hotel to explore Brighton.
After three hours, at 6 pm I received a call from a hotel staff asking me if I managed to check in. In response, I had to remind the fire alarm problem and the stuck key problem. The person 'promised' that their colleagues would fix the issues.
Once back to the hotel at 8 pm, surprise, surprise! Nothing changed. Then I checked the fire alarm panel and found a servicing company A&T number. Their response was "call fire brigade on 999.This building is and was closed and not to be rented out." So I called 999 who arrived in 2 minutes and then a neighbour mentioned that there was a flooding in the building what damaged electricity and the place seems to be unsafe, confirming A&T reply. Also, the neighbour mentioned that the fire brigade had arrived 3 times in last 2 days to the property.
Finally at 9 pm I left back to Cambridge since it would been impossible to sleep in an unlocked room with loud alarm beeping.
I asked for a refund, got nothing so far. Hotels.com promised £30 in vouchers even though I paid £120 for the night.

Terrible, unsafe, extremely disappointing

I stayed in the hotel from Monday 30th of May 2022 to Saturday 4th of June. The hotel staff very friendly and welcoming.
The only window literally opens 2cm, summer has not arrived and the room was a hotbox, yes a small fan is provided but hopeless.
The room was not cleaned once in 6 days and coffee sachets not replaced.
I certainly would not recommend this HOTBOX to anyone willing to have a good nights sleep.
I would recommend that the hotel management notify that rooms are exceptionally hot, no natural air and rooms are not serviced during ones stay.

Living in a HOTBOX

We stayed at INNit Rooms Ocean Breeze and was given fairly clear instructions as to how to find the building and enter after normal check in hours. Dropping off suitcases outside was easy enough and we parked on the seafront for free until the morning (check hours based on season). It is nearby to the seafront and we cycled to the car and back as we needed to! Having read very mixed reviews for this place I wasn’t sure what we would find. It was a small room but it was spotless, all the towels and sheets were clean and the staff were super helpful. Everything worked fine in the room and although noisy guests disturbed us very briefly at one point in the night, I felt that if anyone caused any significant noise issues the staff would attend to this. I was really impressed and definitely would stay here again, especially considering how affordable it was and close to the sea it was!

There were only 2 towels for a family room and there were 4 of us staying
And not enough pillows, so we Messaged via booking.com and give her credit the young lady was there in a flash with extra
Service was fast to recieve these
But they smelt of paint so presumably they were stored in a spare work room 

I mean if you're a student and you don't care about things like that and just want to get rat arsed and somewhere to crash then this would suit you to a tee !
But if your a parent and a family then steer clear. If you like presentable and nice places to stay with your family that is not a health risk then this is not for you.

Don't waste your time. They cancelled my booking 1.5 weeks before my holiday. 

Reson - due to change of management 

The truth is they want to charge more for my room due to high demand.

I checked on the official website and my room was still available to rent but for a higher price.

So be careful.

Scam

I was in the process of moving homes so I just needed a temporary stay. I had booked this room via booking.com which clearly shows clean airy modern rooms. Unfortunately this did not live up to the expectation. I arrived to find a very dark dirty room. The hotel are using pictures that portray modern rooms which are used from another hotel they own. Now onto the poor hygiene, I found hairs on the bathroom floor a shower that had not been cleaned. I reported this issue to Booking.com during the first night I had stayed and they advised someone would call me the following morning. The following day I woke up to two bites on my face aswell as finding hairs in the bedding! Once this had been reported to booking.com they advised me from 12pm a Manager would come to see me. No member of staff showed up until 6pm at this point I had not had a shower been able to leave the room to grab a drink or a bite to eat. The receptionist Paul eventually rocked up at 6pm being extremely hostile and rude advising me there are no bed bugs in the property didn’t inspect the bed or mattress. I was told by Paul that the poor hygiene was down to the fact it’s a budget hotel and they do not have maids. Firstly this hotel is not advertised as a “budget hotel” nor is it an excuse for the disgusting state of the room. I was told they could offer me an alternative room and a partial refund which I declined due to the fact I had been bitten in one room and did not want to stay at a facility where they hold a poor standard of hygiene. The Manager Dania visited me at 7pm and couldn’t care less that I was sitting around for hours waiting for her and went to advise they could not offer me any form of refund and told me finding hairs is just an “unpleasant thing to find”. Regarding the bites on my face I was told that it was likely a mosquito had bitten me in the middle of December in the U.K...I had to find an alternative hotel to stay for the night and checked out the next day (Christmas Eve) aswell as paying for costly transport to remove my belongings. I paid for 9 nights and have not received any refund or any form of compensation. Booking.com have done nothing to help. Con artists! 

AVOID! Filthy rooms and rude staff! 

I booked a stay here, which claimed to be refund protected. I had to cancel due to corona. They then ignored all correspondence - they then disappeared from the booking site. They just kept my money! THIS PLACE IS A SCAM

Fast and efficient. Very clean rooms at a high standard. Great friendly staff. 2mins walk from seafront and a stone throw from the popular st James street. Very flexible on length of stay and selection of rooms vary, so great for solo travellers as well as families

Avoid at all costs
Booked through a third party site and cancelled after 30 minutes of booking after reading other people's reviews. Money was taken from my account after the booking was cancelled. Try to call the property to refund and the number doesn't work..call the mobile number and you will get hold of a very unhelpful gentleman who advises reception opens at 3 and nothing can be done until that time. Never heard back from the hotel after a week or so trying, eventually got my refund after going through booking.com to explain what had happened. Unfortunately that wasn't the end of it as 3 weeks after the incident they decided to take the full amount from my card again and refused a refund!!!
They are absolute scammers please avoid at all cost, unless you want to be out of pocket! Would rate 0 if I could

Arrived fairly late on the Saturday, once we were in the room, a guy called Paul knocked on our door and said he needed to let some builders into our room in the morning so they could look at whether the hot water was running, I agreed thinking it would be an in-and-out job, but boy was I wrong. 

We went out for breakfast on Sunday (The Breakfast Club or the Trading Post Coffee House would be my recommendations) and came back to find that our whole room had essentially been flipped upside down, the bed was all over the place and on its side, our bags had been thrown into a corner, the carpet had been torn up and all the floorboards, meaning my girlfriend and I had to tiptoe on the floorbeams in and out of our own room just so we could get our phone chargers. 

We raised this with Paul on the Monday (because the reception is only open 3pm-9pm for some stupid reason) among other things including the fact that THE ROOM IS NOT AS ADVERTISEF and he tried to tell us that the main room on the pictures on booking.com was of the family room, but none of them are labelled at all so how would anyone know? 

DO NOT BOOK THIS HOTEL, THEYRE RIDICULOUS AND ITS OBVIOUSLY FALSE ADVERTISING TO GET PEOPLE THROUGH THE DOOR

Update - we paid £340 for this room, we were told we would get 1/3 of this back as an apology, just checked my bank and they've only sent £45, so once again they're talking out of their asses.
