The hotel is inexpensive, in a good location, close to the center, quiet, OK! You have to go to the next hotel for breakfast. The rooms are very small, the sink is tiny with British taps. I didn't even know why TVs can be so small and that there are so few channels. Wi-Fi is nothing. The locks in the doors reminded me of the old slum boarding houses. The keys from all the rooms have been copied by local con artists for a long time.

Don't save money unless it's absolutely necessary!

The hotel was close and a nice walk into the centre of town, and the views were spectacular, with shops selling just about everything on the doorstep. However, what's disappointing is that on arrival, our shower was dirty and there were what appeared to be blood stains on the wall above the toilet. The carpet had a layer of dirt which only got thicker by the end of our 4 day stay. We had two of the family rooms, and both were just as bad as the other. Most of the electric sockets in the room do not work, wifi is temperamental, and the shower room was just about big enough to swing a small cat. The room provided a bed for the evening, which served the purpose of the important trip. Breakfast was good, there was plenty of choice. Towels and toilet rolls were not replaced when the room was cleaned and bins were not emptied (however replacements were given on request).

A bed for the night but not at all great

We stayed 3 nights, never changed towels despite being told to leave them on the floor in the shower, complain in the evening with the lady and she gives you clean towels. wI-fi doesn't even work in common areas, you have to go to the Guest house sister Ardenlee to have it.

Inadequate service

Bad & Breakfast is located not far from the central area New Town of Edinburgh. It has family rooms (2 double beds), spacious, clean and with bathroom in the room (small but functional). The area is very quiet and the rooms are quiet, I slept very well. Although it does not have the elevator and so if the room is on the second floor you have to do the stairs.

Perhaps it was also because we happened during the fringe festival, but the price was really disproportionate to the service and the room; spacious room, but tiny bathroom, the bed I used was rather uncomfortable; the wifi was only usable up to the first floor, the second floor was nonexistent (in return you could see the wifi from the nearby hotel!); the beds were never repaired and the towels never changed;

Comfortable position, but

Ideal, very well located, 10 minutes downtown, 15 castle, beautiful establishment, warm welcome, very smiling and pleasing staff, extra little dej ready to order, great kindness, girls inform you about the city, free wifi, lounge, in short nothing to say.

Ideal for visiting Edinburgh

A small, sloppy room and bathroom, with many inefficiencies, but great peace, especially in proportion to being in the centre of Edinburgh. A small private car park. Breakfast in the nearby associated B&B was good and plentiful. The staff is friendly. The cost of about £50 a night is good for the Scottish average.

It's cheap, a little messed up.

The hostess is very friendly, the establishment is a 15-minute walk from the city centre, breakfast (Western or English) included in the price, which is said to be very attractive for people being alone or in a duo! the rooms are very nice and free TV! in the living room, there are board games, books or DVDs, if you get bored! breakfast takes place in a house right next door!

What a great place to be!!

I stayed at the Guesthouse in November 2013 for 4 days and I can say that the room is very cozy as you can see in the photos on the site, unfortunately for the dust behind the bed near the power outlets! The bathroom is narrow: toilet, shower and sink are in no more than 2 square meters... but in the UK it is the standard unfortunately! It takes a little to understand how the shower works too. The strength is definitely the generous breakfast: you will be asked if you want the English breakfast (mushrooms, pancakes, starbursts, long-shaped sausages, scented beans - I also add a photo) or the traditional one (thè/coffee/cappuccio).

It's half good!

We spent two nights in this guest house. The owners are very kind, very attentive. The family room is spacious. Very well located: 10 minutes' walk from the city centre, if not 3 buses in front of which you can get there in 5 minutes. There is even a bus that passes by the door to Leith (Queen's boat). Breakfast is very good. On the other hand, the bathroom is tiny (but private, not the case in all guest houses) and not very well maintained. For a typical accommodation it is perfect.
