We spent 5 night at this apartment, and as it was advertise close to central Edinburgh, it was not a good stay, the accommodation was a 2 bed apt, rooms were small, each room that had a wardrobe had a post-it note to say not to use, and had locks on each of the doors. The window had the same thing- the cooker did not worked, the microwave smelt of stale curry and  no suitable dishes to use in it.

The bathroom was a complete joke, but I assure you I was not laughing- the floor was uneven and sank in places, there were a folded tea towel on the floor as a bath mat
It is not a place I would recommend to stay.  this was not an air B&B, but it looks like the owner had moved out for a holiday stay, which I am sure it was.

Apartment bigger than we expected. Clean and warm. Quite close to the center of the old town, if you want to walk a bit, but very well served by public transport. Small but comfortable kitchen: we had dinner at home two nights out of three. Bathroom with shower, warm water. Only new: our appointment was only on the third floor but without elevator.

If I could give 0 stars I would. Four hours after we checked out of the apartment we got an email saying we were being charged £150 for breaking a sofa bed we did not use. We called the manager and he accused us of jumping on the sofa and breaking it. When we arrived at the apartment we were left standing outside as the reception was locked, we tried calling and got no answer. The manager finally came down from the apartment which was strange, he led us up to the apartment where we didn’t notice anything wrong and everything was how we left it. We sat in the sofa bed to check and there was no fault the manager proceeded to pull it apart in front of us saying that this was how we left it. He continued to tell us if we do not pay he will be contacting his lawyer and booking.com to get his money. Luckily we had already called booking.com to see where we stood and he had no ground to stand on when it concerned receiving money from us. We asked to see photos from previous people staying to prove the sofa wasn’t broken before we had arrived in which he could not show us. I would highly recommend staying clear of this accommodation in case you also go through the experience of being scammed. The photo below is what we managed to take of the broken sofa bed when we went back to inspect the apartment.

Terrible, Avoid

If I could give minus stars I would. We left our luggage with them (literally left outside the front desk, not even out the back) at 10am after being in contact about this before we arrived, they told us to come back at 12 to get our room, we arrived back after 12.30 and were given the key, the outer building door was open and then the cleaner was still there and the door wide open, she said she didn't know anything about us coming up that early and that it wasn't passed on. According to the website there's wifi, there is but it's locked and there was no password given to us. We spent most of our 3 days in Edinburgh out and about, only returning to the apartment at night and watching tv before bed. Four hours after we checked out I recieved an email asking for £150 payment for "breaking" the sofa, we went back and were shown the sofa, the man proceeded to pull at the side of the couch causing it to creak and sound like it was cracking. The man told us the second he walked in he saw the damage but when we were shown the couch the cushions and throw could be put back on perfectly showing that IF the couch was damaged then it could easily have been covered before our stay.There was no possible way the sofa was broken the way he described because one of the girls then sat on the couch and lo and behold the sofa did not fall through and nothing happened because there was nothing wrong with the sofa except a greedy so and so trying to scam three women in their twenties of £150. ALSO the beds were uncomfortable and you could feel the springs so if you're looking to be scammed and uncomfortable then this is the place for you.

Avoid at all cost, total scammers

If I could give this place 0 stars I absolutely would. I would advise anyone that is looking for a place to stay in Edinburgh to avoid. What started as an average place to stay turned, and ruined the end of our holiday. 
When we arrived to the building, we were greeted with a small front office - with a room behind blocked only by a beaded curtain. We were told we could keep our luggage there from 10am, and told we could check in at 12:00. This was no problem.
When we arrived back at approximately 12:30, we were given our keys. The front door of the apartment building was left unlocked, which made us uneasy. We headed up the narrow stairs, and got to our room. We were greeted by the cleaner, who was still in our room, even though we came back half an hour after we were told to. She seemed pleasant, and apologised - which was no serious issue.
Inside in the room we were quite satisfied with the surroundings, as we knew that we wouldn’t be spending too much time in the apartment - it was only a 2 night stay. 
The main issues occurred after our checkout. We tidied the room to the standard that it was given to us, and went to check out at approximately 10 am. There was no issues at the actual check out, and we left.
4 hours after our checkout, we received an email to say that we were being charged £150 for the damage of the sofa bed - which we did not in-fact use. There was 3 of us staying, and we all slept in the bedroom. We were being accused of “jumping on the couch”, and breaking it. We quickly hurried back down to the apartment to sort this situation out, as we knew we were not at fault. When we got to the office, the sign on the door said “We’re open. Come in!” - but we were left standing outside a locked door for 15 minutes, after both knocking and calling the phone number. 
When the man we had previously dealt with finally came, we went straight up to the apartment. When we first went into the sitting room, there was no obvious damage to the couch that could be seen without taking off the cushions and blanket that was on top. When he took them off, there was minimal damage to the wood within the sofa - but we knew we were not at fault. We explained rationally, but were met with continuous accusations and variations of what happened. We came to the conclusion, that if it had in fact been broken when we were staying there, that we would have fallen through it. To prove that it had not been broken while we stayed, one of us sat down onto the couch - and nothing happened. He proceeded to tell us that there was no possibility it was anybody else. We asked to be provided with, firstly, proof it was us that broke it (which we didn’t), and secondly, proof that it was not broken by previous customers. We were not given ANY proof, even though he was adamant he had it.
He told us that he “noticed” the couch was broken, when he had brought linen up to the house. The only possible way for the damage to be noticed was if there was a thorough check of the sofa bed, after to us leaving - which would only have been necessary if it there was prior knowledge of damage.
This accusation ruined the last day of our holiday, as we had to go all the way back to the apartment. I’m very disappointed with how we were treated, and how the issue was dealt with. If anyone is looking to be scammed out of their money, this is the place for you!

Avoid Avoid Avoid!!

The house is ideally located for walking around the city. The proximity to almost everything is a real advantage. The apartment we had booked was functional and well equipped. The equipment was clean. A rather noisy place, not necessarily disturbing.

A little bit old.

Despite being warned by the agency that we would be late, after landing and taking a taxi, we arrived at the apartments and it was closed. It was 12 o'clock at night, we called the phone on the sign and did not get a response. A gentleman from a local hotel told us that we were not the only ones who had been affected by this in the last two weeks. We slept at the airport, then paid a taxi and traveled around Edinburgh until about 1 a.m. looking for an alternative that we could not find. Once we were able to access (the next day) the room, the horrible beds and the sofa were very mirrored (and more than a stone).

Horrible, we were left without a room and the terrible room service for 2 days without a bathroom, without the owner's help or the heating system being turned off.

Pascuas 2019 is coming.

We had booked x booking for the summer and had to change the dates of the trip.If we had passed the cancellation deadline, and they didn't put any sticks on us so that we could change the booking dates.We stayed 3 nights.A complete apartment for 4 people.Good heating, cleaning and comfort of the beds. Absolute quiet to rest.The unique sticks, decoration and short-sticks of the repairs, care little about the detail.But if you don't care about what you see, but how you feel, it's perfect.Less than 15 minutes' walk from the Castle.Well communicated.Very good choice.And the fairly decent price relative to what they ordered for the area.We would definitely repeat.

Central and proper accommodation.

The two-bedroom apartments are listed on the busy street all night long and the windows are in poor condition, but they are well equipped even if it is simple and very well placed for tours.
