We really enjoyed our one night stay and have left feeling refreshed and rested. Honley is a great village and Cliffe House is in a good, quiet location. The house is gorgeous and we were made very welcome. Excellent breakfast. We recommend the Lebanese restaurant nearby for a meal - brilliant. 

Great stay

Looking for somewhere close to Holmfirth for a night we booked Cliffe House purely based on the excellent reviews on Trip Advisor, but were extremely disappointed with the cleanliness of our room. In the reviews the accommodation is described as spotlessly clean and the fantastic breakfast they had which left us wondering if there is another Cliffe House in Honley.
We are seasoned travellers both home and abroad, in big chain hotels, local hotels, guest houses and cottages.
There are some positives, the hosts were friendly and welcoming on arrival, gave us an upgrade to their deluxe room (Oakwood, the one we are commenting on) and the bed was comfy and we did have a good nights sleep.
However as you can see from the pictures there were layers of dust everywhere, picture frames, skirting boards, sockets, some form of mould on the pouring spout of the kettle and we were not doing a “4 in the bed” examination but had to move the bedside cabinet to plug a phone charging lead in and it was clear this had not been cleaned behind for a very long time. There was mould on the bathroom windows, stained grouting on the shower floor area,  cob webs around the wall light above the toilet. We have attached some photos to give an idea how dirty the room was, it is in dire need of a thorough deep clean.
Breakfast was ordinary, not fantastic, luke warm tomatoes, bacon like cardboard, strange tasting sausage, fried egg that was flipped as requested but solid, but nice fried bread.
After having breakfast we raised the issue of the cleanliness of the room and offered to show the hosts why we were unhappy but they would not take us up on this and the response was they have had over 1000 guests and no-one had complained before and it was an old house, but old houses can still be kept clean! The hosts attitude towards us quickly changed after we had raised the issue of cleanliness and it was a relief to leave. We did notice when double checking reviews today to make sure we had actually booked the guest house with the excellent reviews that it has been up for sale since August so maybe standards are starting to slip.
For a 3 star guest house £80 is not cheap and we did expect a lot more after reading it’s previous reviews.
From their web site are the following statements “offering exceptional quality in terms of accommodation and food” - not the case, “In the winter snuggle up by the roaring fire with tea and biscuits on your arrival”  - not offered this, “Or spoil that special someone even more in the luxurious Oakwood room” - certainly not luxurious, 
“At Cliffe House bed and breakfast we want to make sure your stay in West Yorkshire is truly memorable” - yes but because this is probably the dirtiest room we have ever stayed in, “will ensure you are relaxed, refreshed and revived and counting the days to your next visit” -  it is not going to happen, was really nice to get home to a clean house, certainly don’t feel relaxed, refreshed or revived by any means, regretting booking this accommodation and wasting £80 though. No apology as they didn’t believe us about the uncleanliness, but as stated wouldn’t let us show them our concerns, and no offer of a discount.

Stayed here based on the reviews while visiting friends who live in the area. Was not disappointed at all, was welcomed by the lovely hosts and showed the amazing house and then up to the Oakwood room. Such a fantastic room over looking the garden and with ensuite and large bed is was perfect for a luxury weekend away. Room was very clean with little extras in the room. 

Breakfast was 5 star and was even given a little gift bag when we left! Again i/ would highly recommend.

Would highly recommend! Lovely People & Place

We loved our 1 night stay in this beautiful house! What a little gem this place is. We stayed in the Oakwood room. Simply gorgeous. Loved all the space and equipped with everything we needed, including a fab bathroom. 
Now to Pete and Deb the owners. We were greeted at the door and invited into their wonderful home. What a lovely couple, very friendly and approachable and knocked up a great full English in the morning where we sat looking out into the garden watching the birds and squirrels visit us at the window. What a treat!
Also worth mentioning the local village where we had a fabulous meal and cocktails on the Saturday night.
Highly recommend this place to stay!

Wonderful stay in this beautiful home

We had to stay over in the area due to the loss of a very dear friend at far too young an age. Peter and Deb our hosts were perfect, understanding at our late arrival, even adding a personal service of helping to get us to the venue. They made a very difficult stay so much more bearable. Wonderful people, beautiful accommodation, interesting decor, great breakfast, cannot praise this stay enough. Thank you so much.

Made a sad occasssion so much better

Chanced upon this beautiful gem of a boutique B&B whilst searching the site for a bed following a gig at the Picturedome. What Can I say.... An absolute gem. The hosts are attentive with excellent communication and the attention to detail in this beautiful property is second to none. We stayed in the attic room under the eaves... Listening to the rain pitter pattering on the velux... Soooo cozy.
Fabulous full English in the morning in a sumptuous dining room. Cannot wait to get back there and explore the village.... First class. ⭐⭐⭐⭐⭐ for sure.

Utterly charming weekend stay over.

What an absolutely fabulous place to stay!Lovely owners who couldn't do enough or be more helpful. Beautiful bedroom and the breakfast room is exquisite. The full English breakfast is very tasty and all locally sourced. Will highly recommend the Cliffe House to everyone.

Weekend visit

Went to stay in the village I was born in July before visiting Europe. Found a lovely place to stay for 4 days. 
Pete and Deb were very easy to deal with by e mail when booking from NZ and the same in person. Was a lovely place to stay, beautiful period property with the modern touches to make your stay comfortable. Breakfast was whatever you wanted cereal, fruit, toast, cooked at a time you organised. 
Very handy to walk into Honley village which has great restaurants and craft beer/gin bar. 
Thoroughly recommend and we will be returning one day. 

Return home

Comfortable and well presented accommodation, we couldn’t have wished for better hosts and location, we also had an unexpected room upgrade that was much appreciated.
Honley is a lovely village and cliff House set within beautiful countryside is only a 5 minute walk away.
Pete and Deb made us feel very welcome, the cooked breakfast was excellent and together with a selection of cereals and fresh fruit set us up for the day.
We would highly recommend Cliffe House and will definitely be returning.

Friendly and very welcoming

Stayed 4 nights and couldn't have chosen better. Pete and Deb have turned part of their home into a very welcoming B&B, combining original with modern features and lots of little extra touches. A quiet and peaceful location within walking distance of the village with its plentiful excellent eateries. Would definitely return to see and walk more of the countryside in better weather. Pete and Deb are great at anticipating what you might need or want, but just ask! Nothing is too much trouble. They want you to enjoy your stay and for it to be memorable.
