Spent a night here enroute from London to Dales. Good location outside Leeds in Guiesley and minutes walk from village train station. Also close and well served by Leeds Bradford airport. 
The accommodations were extremely clean, quite and there was a lovely lounge area on ground floor. Staff accommodated us coming in late by hiding key and sending us details. 

Enroute to West Yorkshire Dales

The rooms are very high-quality and modernly decorated, especially the bathroom is new. Unfortunately, the rooms are very small, there is no chair to sit on, there is a spacious lounge on the ground floor. There is also a kitchen with refrigerator and coffee machine, everything is free to use. Breakfast is served in a small restaurant just around the corner. The landlord is very helpful.

Very modern

We were passing through Leeds to visit a former colleague and to celebrate Carol's 70th birthday.
The Hillcroft Barn was very nicely renovated, clean and comfortable and the downstairs common area was great for visiting (wine was involved!).  Several restaurants were within nearby waling distance.  The included breakfast turned out to be a coupon for a local eatery.

High quality rooms if you find yourself in Leeds

We had one night here and loved every minute on  arrival we got upgraded to a room with a bath 😊 our room was spotless ,high ceilings light and modern , bed was so comfy, loved the bath and fluffy towels too,
Bev was so friendly and said we can use the kitchen for tea,coffee,etc.. in the morning at breakfast, it’s a  lovely area to sit and relax as again so light and airy 
Safe and secure perfect base to go off and explore

Modern, tasteful accommodation

Renovated  B&B to a very high standard. Crisp sheets fluffy towels comfy bed. Had a restful stay. Breakfast in lical cafe was good value and hearty. Good location in town to walk to nearby restaurants and easy to explore the countryside. Will be back next time we come to visit family.

Hillcroft barn has been refurbish to a very high standard and Bev the owner is very kind and helpful.
I will definitely stay here again while visiting Leeds.
 The barn has private parking and feel very safe.

Lovely Place and comfortable room.

I stayed for one night in this property which has some well renovated and furnished rooms inside a larger house. Gentle staff, clean and spacious rooms, excellent large cabin shower; quiet and equipped with free Wi-Fi. Good breakfast with an agreed coffee 50 metres from the property where you can choose between the classic English breakfast (eggs and bacon and beans) or toast and marmalade. Sure to recommend.
