The cleanliness of the room was lacking. Carpets very stained and grubby, they may be old, but it doesn’t look like they’ve been cleaned for a long time. The room was quite chilly, I couldn’t see any heater or radiator? There was a small sofa which had a bobbled, old orange throw on it. This just added to the feeling of an old, tired, worn room, and doesn’t help it to feel clean. To be honest the room would be better with more space and less furniture and clutter. 

The toilet smelled of stale urine and the toilet seat was extremely stained around the inner rim, this is probably where the smell is coming from. It is long overdue a replacement. Towel rails/ doors were very dusty. 
The shower is appalling, the weakest I have ever used, and the shower/toilet is an internal en-suite, with no window or extractor fan. 

On the positive side the bed was comfortable and you can see that the owner has tried to include lots of touches, eg. Snacks, tea and coffee etc. The towels were clean and good quality.  But I would have been happier with a much plainer, more basic room, which was clean and had suitable en-suite facilities. 

The decor of the room is not to my taste- and I have orange walls in my own bedroom! In my opinion it is dated, fussy and with far too many mismatched features. This is a matter of taste though. 

To be fair, it looks as though there may be some much nicer, fresher rooms at the property. Perhaps this one is the next inline for redecoration and re carpeting? You may be ok if you avoid the standard king room (the orange one). Sorry, but I felt that £100 we paid was ridiculously overpriced for the room we had and the ensuite facilities. I wouldn’t stay again and can’t recommend.

Overall good stay.
Lovely host.
Room comfortable enough for 1 person but very small for anymore.
Ensuite extremely small but does the job.

Easy to get to from train station and near to places to eat and the beach.

Downsides: Room small,
Bed on small side, legs hung off the end and im only average size.
Ensuite extremely small.
Breakfast not available which is a shame, however this is on the website.

All that being said, if travelling solo I would stay here again.


Overall good stay.

We only stayed one night so we can't give the full five stars as we basically only slept here but the owner was lovely and helpful. Our room was delightfully decorated. The only quibble was that the shower in room 7 was really weak, barely strong enough to wash one's hair. 

Cool B&B

What a great find. Upon arrival, I was greeted by a friendly host and taken to my room, which was just right for my needs as a solo traveller. Homely, cute room with a double bed, spotlessly clean, tv, space to hang clothes, lamp on bedside table, en suite - the electric shower wasn’t that powerful, but did the job. The tea and coffee facilities included hot chocolate, which I thought was a nice touch seeing as I don’t drink tea or coffee. I enjoyed my morning hot chocolate :-) snacks provided too, biscuit bars and small packet of mini cheddars. It’s in a great location right next to the sea front and a short walk to the town centre. It felt safe as the front door is permanently locked, but they give you a key so that you can come and go freely. The whole place had a homely feel to it, it was quiet and the corridors smelt nice. I got a good nights sleep. I would definitely return.

Highly recommend

I had the pleasure of staying at arun sands for 2 nights on business and what a delightful place it was. The room was spacious, very clean, comfortable bed and I had a great view over the lake. I don't know the area, so the owner took her time to tell me where are good places to eat and showed me how I could find them. I would recommend this wonderful family run guesthouse to anyone looking to stay in Littlehampton for business or pleasure. Thank you arun sands, see you again soon.

Fantastic place and great host.

I picked this b&b due to the photos on the site . Firstly I didn't realize stupid of me not to but I didn't realize breakfast was not included . Luckily there is a harvester right across the road . I just thought a bit pricy £88 for the night and not get breakfast . I had room 1 which is a small double fine for just me but it really is a small room not ideal for a couple . Bathroom extremely small found the whole room a bit claustrophobic 

Little disappointed

We stayed in this lovely guest house for 3 nights.  We had room number 8 (at the top) but the stairs were very manageable.  This room is lovely as it has a sofa, chairs, coffee table and a small fridge which makes life more comfortable.  It has a large bathroom and everything is so clean and bright.   Toiletries are provided and there are lots of little extras that make it feel more homely.  The room looks out over the boating lake. This guest house is in the perfect location for the seafront and its amusements (although you dont really hear them which is good). It is just around the corner from the river where along  the banks are restaurants and fish and chip shops.  A 5 min walk brings you into town with its supermarkets shops and restaurants. Thankyou Marina for a lovely stay.

we stayed here for two nights for a birthday break for bank holiday at the end of may. We booked a month in advance but were still given an inferior room. Room no. 3 You couldn't have got any more in if you tried and they tried. They were lucky that my wife saw it first and said we'll make it work because I would have rejected it and gone somewhere else. You couldn't move, it was the most ridiculous room we have ever stayed in. To have to crab walk around the bed avoiding the t.v. on the wall was nuts! Their web site is not a true reflection of this establishment and all the good reviews are from people that stayed in the two decent rooms on the front. I could go on and on from the kitchen tap water provided, to the fact only one wardrobe door is accessible because of the bed. To say we were disappointed is an under statement. They really need to rethink this room.  We will not return or recommend these rooms. Also pictures on the web site are from 20151!

FABULOUS

I took my son for his 11 birthday treat. The owner Marina was very helpful providing advice on where to eat and go. The room was very spacious and when we wanted to stay an extra hour - this was fine - nothing too much trouble. Location was amazing for getting to the sea front, cinema restaurants or town. I will be back - can't wait
