Overall the B&B is clean an tidy, when we arrived the customer service was terrible and June didn’t know what she was doing  trying to sign us in on her tablet, she was talking to someone who was very rude to her on the walkie talkie, I explained I had booked for breakfast and she said it was Booking . Coms fault that it was not included in the price we payed. She offered us breakfast at an extra cost of £45 , we were not happy that it was not included in the money we had already paid but decided to pay the extra cost so we didn’t have to look for somewhere in the mornings as my wife is disabled and it would be easier. I paid for the breakfast using my bank card on a sum up machine and then we were shown to our room . After about 20mins there was a knock on our door and June was there demanding that we had not paid her , she said the money had not gone in, she was raising her voice in the hallway so other residents could hear what was going on and refused to leave until I had to show her my bank app to prove the money had been taken out , but she still wasn’t satisfied, I was becoming a bit frustrated at this point and I explained the money was pending and it would go in shortly. After about 10 mins she said she would wait and see. After another 30 mins she knocked on the door to say she received the payment , but there was no apology. The next morning we came down for breakfast, and she took our orders, as she was bringing in a pot of tea she knocked over a cafetière of hot coffee all over my wife , she looked at my wife and said “ bet that woke you up” she went into the kitchen got a tea towel and wiped our table. My poor wife was burned on the leg we had to use paper napkins to dry her clothes , June offered no apology and no help to my wife , we were stunned by the whole thing, after breakfast my wife was shaken and she had to change her coffee stained clothes. If it wasn’t for the fact that we would not have got our money back we would have left that day . We did ask to speak to the person in charge but June was sent to us and although she may be the owner Linda is in charge and she didn’t come. We couldn’t wait to leave , we have never experienced anything like this before, absolutely appalling

AVOID , AT YOUR PERIL

No idea how this b&b has got positive reviews! The property is tired, shabby and dated. It was absolutely freezing throughout. I was on the top floor in a room with a double and single bed squeezed in. It was very cramped indeed and the ensuite was minuscule so much so that it’s virtually unusable plus I’d had to pay £10 to upgrade to an ensuite room! The room was clean and June was friendly and helpful but I’m afraid I can’t recommend this place.

One to avoid!

My mother and family stayed here on many occasions and found it a bit rough but were happy with the experience, however this year must be the year of committing fraud and treating the customer like a criminal.

Members of the family were kicked out for no other reason then they wanted to take our money and put more people in the room.

When asked for a refund this fell on death ears, to add insult to injury the nasty staff members then attempted to get a raise out of the rest of the family so they could kick them out and maximise there ill gotten gains.

This year the rooms now look like something out of faulty towers and what ever you do don't pay up front because this is how the tricks start.

 My family will never go there again and we will be reporting them to trading standards as it seems they are failing to provide refunds on rooms not occupied

Poor excuse for a guest house

A charming guest house with all mod cons. Super fast WiFi, usb charging on plugs, flat screen tv, fridge and cooling fan in room. Comfortable beds and charming hosts with an excellent breakfast. Was here to meet up with family for the weekend and served as an excellent base within easy walking distance of all attractions. Good parkrun just 15 mins walk away on a Saturday morning.

Home charm with all mod cons

Had to post a good review for Annie's. They took us as a last minute booking when i phoned on Monday, 23rd Aug at 6.30 pm. For a 1 night stay 3 days later. 

While the room was small, we could not complain due to the last minute booking. It was very clean and actually cosy in a way. Fresh milk in a surprisingly large fridge and PLENTY of coffee, tea and sugar. TV WiFi and plenty of sockets for phones and other electrical's. 

While the bathroom and toilets may be shared They were SPOTLESS and fresh. 

The breakfast was excellent. Very hot and beautifully cooked. 

As it was only 1 night night for a funeral, we did not get to see much of the area, but have had a chat about coming back next year sometime. Annies could well be on the list of places to book. 

Oh and a beautiful park not 2 mins away if you need a change from the beach. Which is only 2 mins further down the hill.

Last minute booking

Badly needs refurbishing, Ensuite tired and dusty,Bath had dog hairs in it and mouldy bath mat, couldnt face breakfast,unable to contact on arrival day.Altogether the worst B&B we have ever stayed in.

Stuck in the 1970s

If you want en suite read no further. We managed without. The house was spotlessly  clean. We had a warm welcome.So glad we decided to have breakfast. Full English. We were on the top floor. We are very fit so this did not bother us. 
Easy reach of town and restaurants.

clean and tidy room. friendly staff and happy to help if you need anything. comfy beds lush for good night sleep. Huge bathroom. Me and my three kids a great time there. We will definitely come again.

lovely place to stay

A warm welcome by june and daughter..breakfest full english really nice...porridge on offer for a brekkie starter...room ensuite...pet freindly and car parking on rd outside is free...breakfest upto 9am a room cleaned daily and a sensible host also room cleaned daily...its not old fashioned its homely and you feel welcome..im giving it 9.5/10 im docking 0.5 thats half a point for the noise and roughness of the hopit opposite that seems to be bedsits/flats that blighten annies guest house and can make you feel imtimidated by what looks thuggish behaviouralness shouting and the like its beyond their control but beaware as it caught us out and was obvious 5mins after arriving that this looks and feels problamatic...we personally had no problems but it felt a bit awkward at night if we walked our doggie b4 bedtime...

SPOTLESS

Stayed here with the kids for a night. Was a bit of a last min thing but the staff couldn’t have been more helpful, room was lovely and clean nice big towels provided. Tea coffee hot chocolate and cookies in the room and milk! Kids absolutely loved it. Was absolutely fantastic for the price
