You can’t go wrong with Downsfield, it’s a gorgeous boutique house with comfortable, warm luxury rooms, good food and lovely hosts who are very friendly, kind and helpful. It’s easy to get around from there, especially with the train station just around the corner. Highly recommended.

Gorgeous, luxury accommodation.

We recently stayed here for two nights, booked through Booking .Com before we left Australia.
In a good spot on the main road Carbis Bay which is only a few minutes out of the very busy St. Ives.we had a very nice room upstairs overlooking the main road, nice and quiet , road noise was not a problem.
There is a supermarket across the road which came in very handy .Each morning we had the full Cornish breakfast in the dining room downstairs looking out over the garden , very pleasant. Breakfast was very nice .
You have to order the breakfast the night before, good idea.
The room was very comfortable and good bathroom, free wifi worked well.
Place is popular and has only limited car parking.
We parked a couple of minutes away in the back of a church which is arranged by Downsfield, that worked ok

A very comfortable place to stay

Sharon was an extremely welcoming and very helpful host. We had room 2 which was extremely spacious and very comfortable. The bed was very large and comfortable and there was a settee which added to the homely feeling. The room had a Juliet balcony which added to the feeling of spaciousness. The bathroom was spacious and well equipped. Towels were plentiful and regularly replaced and we were also supplied with bathrobes.
Breakfast was a feast. The omelettes were to die for. Plenty of fruit, muesli, juices etc also available.  On site parking was a boon. It's such a problem in this part of the world. There is a bus stop almost outside the property so getting into St. Ives was easy by bus and far better than driving. You can also pick up the round the coast bus from the same stop, which we did. You could, and we have, stay in a good 4 star hotel and not be nearly so well looked after and pay more for the privilege. All round excellence. The only criticism I could possibly make was that the weather was a bit variable, which made returning to our room all the more pleasurable.

This B&B is outstanding. We spent two nights there in the last few days. The whole place is immaculately clean and beautifully decorated. Off-road is always a bonus in my eyes and we could see or car from our bedroom window. There’s an amazing choice for breakfast to suit everyone. I recommend the full Cornish breakfast. An exceptionally good standard of cooking. Our waitress was so helpful and attentive. A short taxi ride of 5mins to St Ives harbour.
We shall certainly return, a great experience at a very good price.

Outstanding B&B

I had stayed here before, staying in room 3, and thought it was okay. However, this time my experience was not so good. I stayed in room 4.
Room was reasonably spacious, clean and comfortable, but the luxury touches you’d expect for £150/ night were absent. Advertised bathrobes were nowhere to be seen, towels very thin, amenities such as toiletries and tea / coffee could have been nicer.
I was advised when booking that the bathroom was very small, and it was really exceptionally so. So small you have to step back into the bedroom to dry after showering. In the tiny shower cubicle was one of those low-pressure electric showers, with low, eco or high settings. However, if you put it on high, a tiny bit more pressure but only scalding in temperature! So, showering took me at least 3 times as long as usual as water pressure so low. 
The other issue with this room is there is also a window facing to road (as well as one to the front with a little bit of sea view), which means you get noise from the traffic. As well as noise from vehicles passing there are two manhole covers so there is a loud “clunk-clunk” each time something drives over it. If you are used to it, perhaps this is fine, but I really struggled to sleep.
I was staying for a cycling event, and needed to leave at 7-15 on my first morning. Breakfast is served from 8am until 9-30. This is the only establishment I’ve stayed in (there have been many, usually lower-cost,  as I travel a lot for sports events and work), that has refused to provide something in the way of breakfast slightly earlier. I asked in advance, as nicely as I could, but was told that no, they would not provide anything at all, not even something that could be made up the day before and left for me. I was advised by the host, Sharon, that she was sticking to their rules. I suppose this is fair enough, but it left me with a bad feeling, and I felt it was unhelpful, unfriendly, and unreasonable given that I was paying for bed and breakfast.
I left a day earlier than planned for unforeseen personal/ family reasons, but after two nights of bad sleep, annoying shower and other issues mentioned, I was glad to leave. 
Having read some of the other poor / average reviews I can see that experiences vary at this establishment. I found the host, Sharon (I only spoke once, briefly, to her partner), to be polite but not friendly. On my experience I could not describe the place as rude or unfriendly, but felt it lacks the genuine welcome many similar places provide. Overall I did not feel comfortable or welcome there and will not stay again.
On a positive note, the bed was very comfortable, the location (apart from the main road noise) is good, being a 10 min walk from beautiful Carbis bay (steep hill back up!), and a longer walk / bus etc into St ives. 
Also the lady serving breakfast who’s name I didn’t get, was very lovely, and really cheered me up. She honestly couldn’t have been nicer.
Breakfast, when I did get some, on my second morning there, was quite nice, but again I’ve had much nicer for the price. Not sure if my poached eggs were microwaved but they were kind of hard-boiled-poached, although I was hungry enough to enjoy anything at the time!

Disappointing and overpriced

This B & B is tasteful, beautifully clean, with delightful and high quality furnishings and decor throughout.  We stayed in Room 2 which had a superking bed that was incredibly comfortable and beautiful walk-in shower.  Landlady Sharon was friendly and helpful, as indeed was Phil.  Breakfast was delicious, beautifully cooked and presented by a very friendly and attractive young lady.  From the experience we had, I have no hesitation in recommending this B & B.  We will certainly book in again when next visiting the area.

Top Notch throughout

Just returned home from our stay, it was our 24th wedding anniversary weekend away. We always come back to Cornwall for a long weekend/getaway if we can as we love it so much. We stayed in the Cozy Cabin and that it certainly was, loved it! Located in a very pretty garden, it was very welcoming, clean, warm and comfy - those pillows were so comfy, (I’ve even come home and replaced my own pillows with goose down filled pillows!). Full English breakfast every morning was delicious and set us up for the day. Location super and thankfully the weather wasn’t too bad at all,  except our last night we had heavy rain but was bright again by morning. Sharon and her staff were very pleasant and we had a thoroughly enjoyable stay, couldn’t ask for more. Will definitely love to go back one day. Thank you Sharon & team x

Super weekend break

We book this room with extremely bad experience. Originally the booking policy was not clearly specifying that they do not allow child below  10.  When we enter the hotel room, we got a shock. They said that they cannot let me check in because our seven - year -old . As cornwall is a overinflated tourist place, for that night there was not a single hotel available and we have to drive out of cornwall and had some very expensive last minute booking. I read from tripadvisor that I am not the only person who got this experience, some other people also got last minute cancellation. I think for such kind of uncivilized host with totally no humanity, one should avoid any booking with them any any cost.
Another aspect is the uncivilization of Cornwall as an over popular tourist place, the wifi is extremely slow, very undeveloped countryside. The existence of such B&B with such rude host is surprising. We have been to many coutries with great sea views and much better weather, much friendly people. So if you plan a holiday at Cornwall, first of all, think of other places, a random seaside such as Santander in spain can compete with this. Secondly, please avoid booking with them as they are unreliable. We think they can always cancel your booking and get some last minute high price guests.

Unexpected last minute cancellation, horrible host, totally unreliable

Our first stay in Cornwall & didn't disappoint! 
We arrived around 3pm parked our car on the drive. Sharon greeted us,we checked straight in & headed straight to the beautiful Carbis Bay beach to take full advantage of the glorious sunshine. B&B close to the beach & train station around 10min at the most down a steep hill not keen on the walk back up,all the hills in Cornwall were going back to Birmingham with more calf muscles than when we arrived. 

B&B beautifully presented inside & out. We stayed in room 1 on the ground floor,room nice & clean. Sharon left us a little pack on the bed,towels & hand sanitizer & wifi code etc... Bed was very comfortable 😌 we had a little terrace area with seating & ate my gluten free Fish & chips a couple of times from Becks Fish & Chip Shop which is a 2 min walk away. Location of the B&B was perfect to all the places we wanted to visit whilst there. 

Breakfast Sharon emailed me to find out our breakfast order,she catered to my gluten & dairy free intolerance. Breakfast was very nice & staff were friendly. 

Free WiFi was very fast & didn't have any problems with connection,better than my own at home. 

Checkout was contactless just drop your key in the box.

Missing Cornwall already,will definitely recommend & would stay here again if we was to come back.

Our wedding anniversary trip around Cornwall

Easy check-in, lovely clean and tidy room and a nice little B and B. Brekkie was really nice and the parking at the church was handy to have close. All staff were polite and friendly and I wouldn’t hesitate to stay again. Really enjoyable trip!
