Arrival... tapped in the postcode and house number into my Garmin Satnav, warning to travellers this location is very discrete (if I chose the correct wording) because my satnav tried to take me to a location nearly half a mile away and because the street lighting at night struggled to see the place number. 
Once arrived found offstreet parking and a very neat and tidy frontage. Parked up and immediately was pleasantly surprised because even though the location is not much more than 100 metres from the M25 - location was peaceful and quiet.
I was greeted by a very friendly and welcoming lady who showed me to my room (4) which had a single bed, kitchenette with ensuite toilet/shower.
Everything was neat and tidy and a real home from home and self contained, especially good for someone working long hours, leaving early before the set breakfast times and back after 6pm each night.
I would have have no problem recommending this location for a very reasonably priced business trip or even for a stay over ready for an early flight from Heathrow.
Thank you to my host, if and when I'll be back in the area you will definitely be my first point of call!

Business stay in Staines

I was staying here for 4 nights whilst away with work and I was really impressed. I was in room 2 which was comfortable enough. The room was well equip with TV, fridge, and coffee making facilities. The room was clean and tidy and the en-suite was clan and tidy too. The lady that runs the place is friendly, polite and helpful.

If you are tall then possibly don't book room 2 as it has a sloping sealing which is more prominent in the bathroom, I bumped my head a couple of times and i'm short. 

I would stay here again.

A brilliant place to stay

The welcome was very friendly. The rooms (one single and one double) are nice and spacious enough and include a kitchenette which is very handy. The foam mattress was however a little uncomfortable and the bathroom not for tall people. I hit my head each time I got up from the loo and my partner hardly fit into the shower. The sinks in the bathroom are tiny too.
The walls are thin so you hear a lot of what's going on in neighbouring rooms.
The view from the window is very nice though and the guest house is conveniently located (a 15 minute walk into Staines town centre, which is perfect). 
This is a good place for a short stay.

Nice enough

A really clean, pleasant place to stop and incredibly convenient for Heathrow airport (especially Terminal 4 and hire car return). The owner, Neena, was really welcoming and very professional. 

We stayed in room 2, which was at the far end of the accommodation from the front door, but was quite spacious, with a TV and fridge provided (there was a "communal microwave" outside the room. The bathroom was equipped and decorated to a high standard. All the room lacked was a chair or sofa to sit on, but this didn't trouble us. There is parking available on the private driveway in front of the property.

We have stopped in so-called 3 and 4 star hotels, in London and at Heathrow, which felt like they offered less whilst charging a lot more. We would unhesitatingly stay at Colne Valley Guest House again, when flying out of Heathrow, for its convenience, comfort, quality and value for money.

Well-deserving of its positive reviews.

Room was spacious and well maintained (sloping ceiling - could be hot in the summer). There is a fan in the room, a fridge (comes with a little bit of noise), a watercooker, a small tv and a small closet. 

Bathroom also well maintained and clean. Shower in the bath. There is only one towel per person and there is no place in the bathroom where you can put your washbag, towel or clothes, except on the floor.

Beds are very low but comfortable and clean. 

Parking off road. Quite some noice from the traffic passing on a busy road.
