I love honest reviews because it gives you a better realistic expectation of the place. 
Well, my experience was disheartening to say the least. I originally booked with the intention of a relaxing family ski weekend . I picked a B&b for that homey chill vibe. What I received was not that at all. Major key points I will list because there were a lot of little negatives that overall made the experience an uncomfortable stay but we made the most of it. Also I can’t remember the woman’s name that was there this weekend making breakfast because our interaction wasn’t that pleasant and I just didn’t want to even bother asking. Most our time was strictly to sleep and be out most of the days. 

Pros: THE LOCATION!! Major plus given it is a few miles from the mountain and from town. 
Breakfast included if you like a simple quick bite before starting the day. 
 
Cons: Day 1 - breakfast did not go as planned asked about about gluten free options because a few ppl in a group have celiac disease. The woman (inn keeper perhaps) rolled her eyes and snapped back this is why there is a note at check in saying any dietary restrictions to let me know in advance. 
I simply said back “ but I did I even emailed when making the reservation explaining and asking if it was possible to accommodate and received an email back saying it was no issue and that a professional chef would be preparing breakfast. “ well , then she back tracked and said oh I wasn’t made aware. 
For me I understand miscommunications happen but her attitude was highly unpleasant and she set that tone of frustration and anger from the first morning and it was just uncomfortable and unnecessary. 
Not sure if it was because her two children were also running around so she was yelling at them which wasn’t a good look either considering. Also the breakfast was not cooked by a professional chef. I have Culinary background and alumni CIA family members and let me tell you that food is not up to par to label yourself as a chef. I know cooks who present better dishes then dry scrambled eggs and a burnt soggy bread pudding. That is not quality dining especially to label as a “professional chef”. 
We decided for the second morning to just head out to the slopes and grab a quick coffee there. 
Recieved MAJOR BACKLASH from this woman who made a comment as we were walking out the door saying “ well I’m glad I didn’t make anything gluten free” we were trying to avoid any issues and didn’t want to make it difficult that’s why we were skipping the breakfast. It was not worth being upset over. But that comment as we were leaving for the day was uncalled for and disrespectful! 
That was soooo beyond uncomfortable and unnecessary! If it wasn’t for the fact we had two more nights to stay we would have had words but sometimes it’s best not to say anything at all. 
We are paying for a stay and you are in the business of hospitality you don’t make those comments to guests! As well as in front of other guests. That is when we realized we made the best decision to just stay out of her way for our stay and keep to the rooms and leave because she was not a pleasant person to be around. Which is a shame it’s the opposite of the experience we wanted with being in a B&b. 
By the third day of our stay . She was in a robe and slippers not very presentable as the face of a facility . Looked disheveled and unprofessional like she was inconvenienced by her job .
 MORE CONS: 
Unclean and kept bathrooms . High turnover yet nothing was ever bleached or cleaned and garbages full to the max. 
Rooms- Beds were uncomfortable and springy.      Dust was collecting on furniture and the carpet was dirty. Really made me question the quality In cleanliness for the linens and comforters. The towels provided were old, ripped and stained. The window curtains were white so the light shines right in first thing in the morning. 

If you are simple easy going and have low expectations and just need a room to bunk up in then the stay shouldn’t be an issue but if your looking for quality in value for a relaxing weekend then there is better options. 
Overall experience was just terrible. From the attitude we received we just really had a hard time making the best of it. 
The place could use some serious TLC from the wobbly tables and chairs to the windows and wonky door handles that were old fashioned which was so cool but also not fixed on the door correctly so it was noisy to say the least. 
Vintage but run down. FOR SALE SIGN ON PROPERTY. Could explain lack of care in customer service. 
Maybe the good reviews are based on who was taking care of them during their stay because that just made everything that much more miserable. If you like what you do it shows In the care you give your clients and guest. Unfortunately we were met with anger and frustration. It was the worst trip I’ve experienced in a B&B and do not recommend it’s not worth it. 


Great location poor quality care.

Our family was going to Hunter Mountain to ski for a few days, and thought it would be convenient and nice to stay at one of the B&Bs in the Catskills, and we are glad we did! The home is certainly on the older side, which some of the other reviewers mentioned, and in need of updates; if you are looking for some new modern hotel, this is not for you. If you are looking for a classic, rustic B&B in the Catskills, which was very clean (our room, bathroom, and breakfast area were very clean), then this is for you. There are obviously other guests too, since it is a B&B with multiple rooms, but there weren't too many on the days we were there. We stayed in the Windham room, which was a larger room with its own bathroom. Bed was comfortable, bathroom was very clean, and for February the room and home was kept at the perfect temperature. The breakfast is amazing -- the innkeeper is a fantastic chef and the homemade breakfasts were perfect and started us off well for skiing -- we didn't even need to eat until dinnertime!! There's also plenty of snacks, coffee/tea/hot cocoa, and wine and beer after a long day of skiing! The indoor common area has a nice hot fireplace and movie area too! We really enjoyed our stay and absolutely will return for future ski or summer trips!

Clean & Cute B&B!

I usually like to give second chances and am glad I did.  This was my second time staying at Catskill Lodge and was glad I stayed during this trip.  The managers were new in July when I went initially and now are seasoned when I returned.  The house is homey, comfortable, and clean.  Breakfast was good and plentiful.

I was on the second floor and had my choice of using two bathrooms.  One had a bathtub/shower, the other had just the shower stall.  Over the summer I used the one with the tub/shower as that was closer to my room but it’s an old tub (the house is old) and I found it was too narrow and high off the floor - a bit too high to step in and out for a short person like me - so I chose the bathroom with the shower stall this time and it was perfect.

Comfy and homey

We really enjoyed our stay here (4.5 stars out of 5). We loved the old character of the property, the fire and general atmosphere, a lovely breakfast and well positioned. Very very relaxed and informal. Lots of information as to what's going on. We went to Zach's place - 3 min walk - where we had great simple pub food (wings, burger, local brewery IPAs etc).

Having read some of the reviews in advance, I can see why it may not be for everyone. We arrived to meet another couple in the living room, with a note from the managers directing us to our room and didn't see anyone from the property until that night. That's fine for us as long as it all works - and it did, absolutely fine. We had everything we needed. The house has lots of character and every wall and door isn't 100% freshly painted yesterday. If you are looking for something different to what's being described then don't book.

Also - cheaper to book direct than through a site when we did it (and obv better for the business)

Very good and loved our stay - but know what you're booking.

Place is run down and dirty. No one was there to check us in - note said to do yourself. Other notes on various items in house says “not yours.” Someone with purple hair knocked on our room door the morning after and said we were in the wrong room. She was irate and cursing, left and brought another guy up who kept shouting and cursing at us. We don’t know who they are - assume it’s the groundskeeper. We called the cops and cut our time short and left.

Very poor experience

This B&B is nothing like the pictures on their web site.  The place is run down and appears to be up for sale.  Location is pretty good for the Catskill area, how ever I would not stay here again.  Maybe in its day it was a nice B&B but 5hose days are long gone.  We stayed in the Suite which was two bed rooms a sitting room, bath .
Ac did not work ( it was a hot night).  Shower had mold.  Like I said this room was not worth anything no matter the price.

Not like the pictures

My partner and I stayed in the Phoenicia room last Friday and Saturday night. Each morning there was a delicious breakfast prepared by Mandy, the Inn keeper. There was also a full table of other lodgers, all couples of varying ages and from local and international origins. Breakfast conversation was really enjoyable and set the stage for two wonderful days of hiking and biking. Dining options locally are a little basic, but completely compensated by the gorgeous nature and wonderful people. We also had some complications that required us to move our dates and found Mandy to be gracious and accommodating.  I would absolutely recommend it!

Sweet weekend away

Stayed 2 nights for the Grey Fox Bluegrass festival 2019, and really enjoyed staying here, in the main floor Windham Room. The breakfast each morning was delicious, and the innkeepers Mandy and Jimmy were were very friendly and helpful.  As for some of the negative reviews I see out there - look  - this place is an historic mansion that is well over 100 years old and Its a bed and breakfast - not a 5 star hotel with a front desk,  24 hour room service and 50 staff.  So if you want that big hotel experience, this is NOT the place for you. But if you want a nice clean room, a good bed, updated and clean bathrooms, in a house full of character, at a decent price, then this IS the place for you.

Very nice bed and breakfast

Excitedly with a 5 star review we booked this place.  We arrived in a heat wave to a facility that is not air conditioned, except for our room.  Part of the charm of a B+B is the socialization and community which isn't comfortable here.  As a senior with respiratory problems, the steep staircase, also presents a problem with luggage.  Add to this a bathroom down the hall, it does not get our stars.  Bottom line, we left-preferring our health and safety during a challenging summer weekend.  Management has not been cooperative in refunding our charge.  BEWARE AND READ THE FINE PRINT!!

BEWARE

I’m a picky traveler and this was my sixth time staying in this fine old Victorian in over a decade because it consistently delivers the most pleasant experience for the best price in town (a discount is even given for repeat guests). Room details (such as shared or private bathrooms) are clearly listed on their website - all you have to do is read. Though the common areas are not air-conditioned, all the bedrooms are, so despite the extremely hot weekend, I slept comfortably in the Hunter Room both nights. Furthermore, the breezy veranda affords serene mountain views and is the perfect place to sit back and enjoy al fresco takeout and/or the cool morning air with a cup of tea or coffee. I also enjoyed chatting with Mandy and Jimmy (the new innkeepers) - they couldn’t have been more gracious and accommodating: I needed to leave by 7 AM both mornings so had to miss breakfast, but woke instead to a care package of fresh fruit, granola, and muffins at my door with a personal note from Mandy. Thoughtful touches like that say more about the quality of this establishment and its staff than any written review. Hope I get to come back here again.
