I arrived late on a Thursday for a reservation. The key was laid out since Michael or Brian(?) was not staffing the inn at that time which is understandable. 

They emailed me a week before saying their parking area was not available and they may or may not have parking when I arrived. I called a few days before and was assured I would have parking. 

Anyways, I get there and there are open spots and on my reservation sheet it says I need to drive 5 minutes away and park and walk back. Mind you at 12AM with open spots at the inn it doesn’t seem like the best idea. 

I park for the night. More on that later. 

The space itself was fine. Plenty of space, clean, albeit slanted structure in most rooms. 

The next day I go down to talk to Brian / Michael about the parking situation and potentially moving the car. As soon as I got there all he could talk about was how “I decided not to follow directions”. He repeated that at least 3 times and quite honestly was a jerk about it with no understanding for my situation of when I arrived. I already wasn’t planning on returning but certainly would never do so with this person running the inn. @Brian / Michael: maybe try being a bit more friendly and understanding of your guests if you’re going to have them park .5 miles away. 1 star on the basis of awful customer service. 

Not so great experience

We stayed at the Burbank Rose for one night and had a pleasant stay.  Brian greeted us, but if we had arrived when he was away, there is a prepared pamphlet with all the information you need to check yourself in.  There is a parking lot attached to the B&B, but that is only for loading/unloading; the associated parking lot is about a 5 minute walk and is uncovered.  The location is great; if your party is willing to walk a bit--just about everything is pretty close (the beach, Cliff Walk, historical sites, food, etc.).  The rooms are definitely vintage with a unique feel, but in exchange for that, the floors are creaky, the AC is a window-unit, the bathroom is quite small.  You do have to walk up a few stairs, so I don't think it is handicap-accessible.  There is no longer breakfast, but a cute room with coffee and granola bars available.  The price was very competitive when I was looking, which made the Burbankrose a good choice for us. If you are looking for a modern, new, easy accommodation, this probably isn't the place for you.  However, if you are looking for something more special, I would recommend the Burbankrose Inn.

Great location, clean rooms, affordable.

We booked this a day before and for a one-night stay. What a steal! Owner Brian was incredibly helpful and accommodating. Beautiful little B&B. Clean and could not be in a better location: literally steps from the center of the action- all the top restaurants, bars and shops. HIGHLY recommend the Burbank Rose! 

Absolute home run!

We stayed one night in March and it was sufficient. If you book through a site OTHER THAN the B & B's own site, they will show you many pictures that are from the entirety of the house, NOT your room. The house is old and quaint, but the novelty stops there. It's RIGHT by a traffic light and there is a TON of road noise so bring ear plugs if you want to sleep at all. EVERYTHING creaks. The bathroom is super small...there is no counter around the sink, which is so small that you cannot help but soak the floor when washing your face (see pic). The owner (Brian) is a super nice guy & does his best to make your stay comfortable. However, the amount for the "breakfast" (see pic) wouldn't even qualify for "continental" in even a 2-star hotel (or motel). It's minuscule although, to be fair, there weren't many guests that weekend. The refrigerator in the room wasn't very cold and smelled a little. It is conveniently located by the main thoroughfare. Parking will COST you as there is NO lot for the B & B. All in all, it is decent for the price but definitely lacking some.

Decent for the price but lacking a little

I’ve never been in such a disgusting place. Holes in wall. Holes in floor. Should be condemned. They don’t have parking. I’m sure the owner submitted all the positive reviews.  We left the place immediately

Bad place

We just loved it there. It's very centrally located. It was like having a small apartment. Brian the owner was very helpful with all the tips for where to go and what to see and where the best food is. The whole place was very clean. Breakfast was great. We will definitely go back.

Burbank rose

We loved everything about this place. Location is perfect. Once we parked we left the car as we could walk everywhere. The owner was wonderful. He sat with us and showed us on the map all the places of interest and how to get there plus patiently answering our questions. He was always available during our stay. Breakfast is included - cold cereal and a very nice selection of pastries and fresh fruit. Coffee is always available. We had a very nice suite on the top floor. Just be careful on the rather steep stairs. Highly recommended. Our first trip to Newport and we'd like to return and stay at the Burbank Rose of course.

Outstanding

This has become our go-to spot every time we visit Newport.  Price is very reasonable and you absolutely can't beat the location b/c it's situated right next to the busiest corner in Newport so you're literally a 5-min walk from all the best bars and restaurants on the wharf.  Downtown and Tennis Hall of Fame are a fairly short walk as well.  Brian, the proprietor, is great!  Swell guy who is willing to throw in some extra perks during your stay as well as some really useful local knowledge - be it what beach to go to, restaurant to eat at, or bar to check out.  He's introduced me to some really cool locals as well while chilling outside the place in those chairs having a beer and just people-watching.  I don't see how you can beat this B&B in Newport and would highly recommend it to anyone!

Always a great stay!

Very old building that would need some renovation. reasonably priced for Newport. We had a pretty nice suite, despite the very noisy air conditioning. Small double bed, in a very small room. The living room was big, the full kitchen (without dishwasher) was good size as well as the bathroom. On the other hand, we had no light in the sdb because the bulb burned but was not replaced...result we had to wait in the morning for a shower...a chance there was a window! Minimalist but good breakfast. Brian, our host, gave us a lot of advice on the restrooms, things to visit etc. Very useful. The parking is really 2-3 minutes away, a walk away, no worries.

Very well located!

Burbank Rose is a small B&B that offers comfortable accomodations for a short term stay. It is conveniently located at the foot of Thames Street where there are numerous bars, restaurants and souvenir shops. The rooms are not spacious but all have en suite facilities. Brian, the proprietor makes the guests feel welcome and will gladly recommend activities and restaurants that the locals frequent. Our room was the Northwest Room, located on the 2nd floor and adjacent to the common sitting room where a continental breakfast is served daily. The breakfast includes fresh fruit and freshly baked pastries as well yogurt, juice and beverages. The only complaint I had was the room air conditioner was a tad bit noisy, but not enough to keep us from getting a good night's sleep. The cleanliness of the house is immaculate, and each room has some eye catching and interesting antiques and pictures. I would stay here again if visiting Newport.
