They painted, added some frilly stuff, and tripled the price since last year. Don't bother. It used to be a nice mom'n'pop, but they sold it to some profiteers. No idea why they think these little crackerboxes should go for $250/night

Bought out and sold out

Pleasant, contemporary style rooms. Very clean rooms. Quieter at night than I expected. Didn’t need earplugs like I did at 2 other motels we stayed at along the way. Beautiful views of the lake and bay. Patio with tables and chairs on front lawn, or benches on porch outside rooms if you’d like to sit with coffee or drinks. Initially I wasn’t sure our door had unlocked but it was just very hard to open and had to be slammed shut, but it did work.

BEWARE!!!
The “operator” of this hotel is out of Singapore.  There is NO ONE ON SITE AND THEY DO NOT ANSWER THE PHONE.   
Per an email received 2 days before check-in, we were supposed to receive an email with a key code for entry the day before our reservation began, but never received it.  
Had I read the email closely, it may have given me some clue as to the disaster that would follow.  First, this was the first time that I noticed that the hotel was “Self check-in”.  
The email actually stated the following: “We are an old, boutique hotel! This brings some major pros but a couple of challenges and one is traveling noise and somewhat thinner walls, we have provided earplugs in your room in case it’s a bother!”
I tried to call the hotel at the number in previous emails on date of check in.  No answer.  Arrived at the hotel and found another phone number on the door of the empty office.  Again, no one answered, so I left a message asking for assistance ASAP.
Called hotels.com and they could not reach anyone at the hotel either. They agreed to cancel the reservation and assured me that there would be no charge to my credit card. 
We had to scramble to find another hotel, and spent almost an hour on the phone trying to reach the hotel and with hotels.com.  Then extra driving to get to a new hotel.  A lot of stress in the middle of what was supposed to be a relaxing getaway. 
I received a confirmation number of cancellation by phone and by email. So thought all was well.
I checked my credit card balance online a few days later and saw that I had actually been charged on the day that I made the reservation, although I had selected “Pay at hotel” and this was confirmed in the follow up emails from hotels.com
Still wasn’t too concerned, because my account on the Hotels.com website showed that the reservation was cancelled and that a refund was in process. 
I waited a few more days and checked to see if the refund was processed. Since I didn’t see it on my credit card or on the hotels.com site, I started an online chat with hotels.com, then a phone call, then escalated to another department. Two more hotels.com reps attempted to contact the hotel, and neither could get through. 
The rep then told me that hotels.com could not issue a refund, and that I would have to go through the hotel to get a refund.  WHAT???
First, this rep had just tried to call them and knew that no one answered the phone – and I told him about my own attempts and previous conversations with hotels.com reps who were not able to reach the hotel. 
Second, this was a direct contradiction to what I was told when the first rep cancelled my reservation who said that the cancellation would NOT incur any costs. 
Third, the hotel did not abide by the terms confirmed in emails from hotels.com which stated that payment would be collected at the hotel.  
I asked how the hotel could charge my account at the time of reservation when hotels.com own internal email confirmation stated that payment would be collected at the hotel.
He said that hotels.com gave the hotel my credit card number at the time of booking, so apparently some company in Singapore now has my credit card information and can charge whenever they want.   Apparently hotels.com doesn’t seem to see any problem with giving my credit card number to an “Operator” in Singapore that doesn’t have anyone on site and doesn’t answer the phone.  
I asked to speak to this rep’s boss, and he said that there was no one else that I could talk to.  He did offer me a $100 credit for future stays, but this was a fraction of the charge that was made to my credit card, that hotels.com was not willing to reimburse.  
Since we never entered a room to see it, I have no idea as to the condition. But from the outside the hotel was in very poor maintenance, on a very busy and noisy road.  
I am a Silver member on hotels.com and receive emails about the higher level of customer service that I am supposed to receive.  I’ll let you be the judge as to the level of customer service based on my experience.
I hope this review helps others avoid the expensive lesson that I learned.



Horrible experience

Rooms are very clean and cute. Bathroom is dated but gives that old Mom & Pop feel although orange/red mold is visible in tile grout and soap scum in tub. 

Originally thought this would be a perfect place to come to every year however issues we had are that the ice scoop is left in a holder that is filled with bugs, the bathroom cleanliness and the icing on the cake was being told that we could not smoke out front of our room. Being told to move far away from the building to smoke was no biggy but when your are looked down the nose like you are a complete POS stings a wee bit. (Owner drives a Porsche Cayenne 🙄)

The room was less than expected for the price... no coffee supplies in the room... no toiletries in the shower. Office closed at 9:30pm and didn't open again until 9:30am. So there was no way to get these things addressed. Paid $165.00 literally for a bed to sleep in... Will not be back. 

DON'T WASTE YOUR MONEY

Excellent stay. Very clean and and very well maintained. Owners was very helpful and obvious they takes pride in the place. An excellent spot to take in sunset. Very comfortable beds. We thought it was a very good valu2 as well and happy to leave a glowing review. Lee and Carolyn, Rotarians traveling on motorscooters

Thank you for the kindness and hospitability, Verne and Shirley. You are great people and it was nice meeting you and staying at the Inn. It was everything I expected, a peaceful and quiet environment, but with the ability to ask you for any additional assistance. This hotel has a charm which big chain hotels would never have. The picture I have attached shows the beautiful view of the sunset I had from my cottage. I will be back, for more of your hospitality and beautiful views from your Inn. Stay well, Verne and Shirley. Great stay

Once the front office closes (around 10:30pm) keys for Unarrived reservations are left stuck to the outside of the office door. The keys are clearly labeled with the room number and the reservations name. At that point anyone can use the key to wait in the room, occupy the room, copy the key...  These  are not key cards but physical keys with a room number etched into them.
Save yourself the hassle, pay a few more dollars and stay somewhere else.

Unsafe place to stay

Cute lil motel!   Owner stated him & his wife have owned X21 years.  Reading some reviews stating the place is outdated, worn down etc. (can't please everyone), this is a cute motel, reasonably priced, clean and the  owners are super friendly.  Most ppl would rather pay less for a room thats not 5 star to a mom & pop shop, than high dollar at a franchise.  I booked here because its mom & pop owned & operated, I prefer to support small business owners.  I will stay here again w/ next trip to Petosky.  If you're  younger and the partying age group, I'd say not a place for you, its nice, quiet and not the rowdy party scene (thankfully, from what I observed). 

I booked rsvtn on trip advisor, luckily I called when enroute to motel as I found out somehow my rsvtn was cxl'd.  First time booking on trip advisor, I most definitely did not cxl my rsvtn, lesson learned, in future I will call property directly to book.

I'd recommend place to friends & family as its clean, affordable and friendly, personable owners.  Will return in the future!

1 night stay 10/04/2020

We stayed for two nights on a weekend trip to Petoskey.  This establishment is awesome is many ways--affordable, perfectly-located, immaculate, and owner-operated.  The location and view cannot be beat; there is a view of the bay, as the hotel overlooks the harbor.  We found it very convenient for visiting Charlevoix to the south and Tunnel of Trees to the north.  The rooms are absolutely immaculate, and the bathrooms, while small, are spotless, with fresh white caulking around the tub.  I am so happy to have found this place, and I will likely stay there again while visiting the area.  Thank you so much for your hospitality.
