Love the room - it's well decorated and cute. We have a balcony to relax on and people-watch. The room is clean and the queen-sized bed is comfy. It's a great value in the off season. The only negative is very low water pressure but we managed to shower in the drizzle. We got lucky and found free parking by the pier. It's been a lovely long weekend getaway!

Adorable room, great location!

Really nice, affordable place to stay in Provincetown. The rooms was small but super clean and efficiently stocked with necessities, as well as Keurig coffee and wine glasses! The checkin and checkout were all done remotely and the host was easily contactable by text for the entire time. Complimentary coffee and ice in each hallway which was great. The location is unbeatable! A 10-20 second walk to establishments like the Lobster Pot and the Post Office Cabaret. Will certainly be back. Thank you for a wonderful stay!

Wonderful, affordable place to stay in the heart of Ptown

Ridiculous deposit policy . Who charges and then allegedly refund’s charges to a credit card these days.     
Every other hotel uses a pre authorisation policy which would save significant customer aggravation having to recheck with banks and credit card companies for refunds

Outdated deposit policy

I loved this place and location. I would have given it 5 stars if it wasn’t for the check in. It is contactless which was new for me. There is no parking at the hotel and you must stop on a very busy street to unload. I sent my husband and my sister to take things in while l parked the car. After l parked l saw an email from the owner to complete the online check in. Our booking was in his name so l needed him with me to get his information. By the time l got to them they were so frustrated they wanted to forget the place. As l was talking to them l received a phone call from the owner said he knew we were trying to get in and let us in to complete our check in. After that everything was wonderful. The rooms were very cheery and bright. They were clean and we had everything we needed. The location was right in the middle of the shopping area and very near the water. There was a 24 hr parking lot two blocks away

I would definitely stay here again.

I booked them with Booking.com.
There were no heads up on the Booking.com page clearly stating it's a contactless facility.
 The hotel only let me know about it after the booking confirmation. Had I known, I probably would not have booked it on the first place.

But I thought the full refund would be problematic at this point,  so I decided to give it a try.
 
  I was hoping I would still be able to check in in person, I called the hotel about it, they would not pick up the phone.
Eventually I got a call back from a stranger's phone number. It was under the different name from the person we exchanged emails with, but the caller claimed to be that same person...
I asked for more details on the stay and whether I could talk to an employee on the premises. I was right there in front of the entrance.
The guy on the phone said I might find an employee or might not, he got angry and said ' I was getting on his nerves'. He sounded very unprofessional and unhelpful.
I didn't go in and decided to cancel my stay right after the conversation.
Now, a month and a half later I have not gotten my $150 security deposit back, neither have I received a partial refund of $174.32 per night.
They just took $274.32 with no refund so far!

I highly recommend you stay away from Lotus Provincetown.

Bad experience

I've been coming to P-town for years and this place is great given the general state of hotels and prices in town. 

PROS:
- great view
- great location (right at the ferry dock)
- nice living room and back deck
- portuguese bakery discount coupons
- hot tub and sauna on nearby premises
- very kind and helpful cleaning staff

CONS:
- no counter space anywhere
- bathroom is small with a very awkward shower and mirror
- AC definitely couldn’t keep the sleeping loft cool
- 1-ply TP
- very low ceiling in sleeping loft made the dressers nearly impossible to use
- $150 fee for not washing dishes (i didn't have to pay it, but the fee implies a lot)

P-town shabby chic with a great location and view

A great place to stay in the historic district, right on Commercial Street. The room was well done with thoughtful details throughout to make the stay better. Though occasionally I could hear people from the street below (again, right on Commercial St.), once I turned on the white noise machine provided, it drowned out everything else. Be advised: with the current contactless check-in, you enter through a side door that leads to a rather steep set of stairs. If you have mobility concerns and/or heavy luggage, you may find yourself struggling.

Great little place in the middle of things

My experience at the Lotus Guest House was truly amazing from the start.  I received text messages before my arrival regarding parking and entry that were clear and really helpful. The room was clean, warm, and spacious.  Checking in and checking out was easy.  I have spent a significant amount of time in Provincetown and would definitely return to the Lotus Guest House; it has become one of my favorite places to stay in Ptown.  I usually include something that isn't glowing, so people know the review is real. But I can't even come up with anything that was slightly negative. My experience was perfect. 

For the Perfect Ptown Experience

I am very impressed with this guest house. The accommodations are conveniently located right in the center of town. The room is small but well appointed and super clean. The bathroom is spotless & modern.
This is a great option for anyone looking for a getaway.
It is reasonably priced and since I’m visiting in the off season, parking is free everywhere in town, that’s so convenient.
Tonn, the manager of the property, is friendly and informative.
I will definitely be back.

Cozy hideaway right in the center of town.

Arrived on the fast ferry from Boston and walked to the Lotus Guest House in just a couple minutes. There is a free continental breakfast with coffee or if you prefer many full restaurants just along commercial street. The room had 2 beds, a microwave, medium size refrigerator, and a private bath. While I normally stay at medium to upscale hotels I found I really enjoyed staying here. I would certainly come back.
