We have stayed at Palms before and loved our unit, however, we were very disappointed in Unit B5.  Our stay was in July of 2023.  The technology was outdated.  The website for our arrival information was not user friendly, directions for opening the door were incomplete and the code for the beach gate was on a different page. The Wi-fi information was wrong.  The televisions were very small and were not "smart" TV's.  There was no channel list or guide so we couldn't pick a channel without scrolling each and every channel.  There was no way to stream.   We decided to steam on a laptop we brought, but the Wi-Fi was too weak to stream and kept pausing the movie not long after we started.  The ice maker did not work.  There were no metal utensils to use with the metal cookware.  One of the plastic/non-stick utensils was half melted.  The bed in the master was only a full size bed.  There was no fold out couch.  The towel rod in the master bathroom kept falling down.  The broom was broken.  The good thing was that when we texted Benchmark about the ice maker, they at least came and brought more ice trays :-/ and when we told them about the broom, they brought a brand new one.  The start-up shampoos, dish detergent, dish washer pods and washing machine pods provided by Benchmark was nice.  Again, a stay we had a couple of years ago at Palms in a unit in one of the other buildings was great!  Just avoid B5 unless they upgrade.

My mom and I rented condo C11 at the Palms Seagrove beach 30A for a nice relaxing mother/daughter getaway and were terribly disappointed. We went through the rental company Benchmark realty and I hope the owner gets to read this review. We arrived on Sept.20th late at night so after a long trip we went right to bed. The next morning Sept.21st my Mom who is 82 yells to me that the toilet doesn't flush. So we go outside to the patio to call the realty company and notice that they had metal chairs for us to sit on and saw the legs of the chairs were completely rusted halfway off and extremely dangerous. I then called Benchmark to report the toilet not flushing and dangerous patio chairs. The secretary that answered said she would send someone right out. No one came on the 21st. The next day Sept. 22nd I called again and the secretary said she would send someone out. We went to the beach and out for dinner. We came home to a note on our door stating maintenance picked up two of four chairs and were working on replacements.  All toilets had stuck seal and the toilets were now flushing signed Jack. Upon using bathroom after returning the toilets still did not flush.  Had to remove tank lid and manually flush. The chairs that maintenance brought were extremely small (adolescent sized) and were plastic. On Sept. 23rd I called Benchmark realty again and reported the situation again. The secretary said maintenance will be out to fix the issue that he NEVER fixed to begin with. Maintenance never showed up again. We called again the next day which was our last full day and told the secretary he never showed up again. This whole time for four days we were flushing the toilet by lifting up the tank lid and pulling the chain. So we checked out on Sept 25th with STILL a bad toilet, small cheap plastic chairs and extremely disgusted.
I filed a complaint with Benchmark Realty and I received a response back. Benchmark realty basically blew me off and said that the situation was addressed but out of their control. Benchmark Realty did not  offer any compensation for our stay or even apologize for the inconvenience.
So, to anyone who thinks about renting from Benchmark Realty think twice.

Extremely disappointed

We stayed in C13  for an extended weekend.  Beautiful location (seagrove is perfect.. not too crazy.. close to the fancy part of town but laid back) stunning view from a shady balcony.  Just a few steps to the beach.  Newly remodeled kitchen has everything you need... Just loved it!  The only downside to the particular unit is the master bed mattress.. it's awful, squeaky and uncomfortable..  a new king bed would make all the difference in the world!

Apartment B6 @ The Palms - be cautious!

We went to Seagrove and Seaside for our very first time - loved the area - our VRBO (and the Property Manager) had MANY opportunities.

Upon arrival to the apartment had to fully vacuum the apartment as there was still sand all over the carpet and tile.  It would be expected any VRBO should be clean when you arrive!

When we arrived, the WiFi was not working - not great for a family of 4 on vacation and needing to work!  My wife spent a significant amount of time on the phone with the actual telephone company to attempt to resolve.  Was not fully resolved by property management until 5 days into 7 day stay with a new modem and router.  Extremely disappointing.

If this wasn’t enough - on the first night turned on the Master Bedroom shower and the shower head fell off (you can’t make this up!) - WITH someone else’s long hair on the side walls throughout the shower and filthy tub bottom .  And - one light bulb in fixture in bathroom was out - later being told that the fixture was broken and would not hold any light bulbs.

Finally, there was dust throughout and the ceiling fans and looked like they had not been cleaned in months.  The dryer filter would not stay on and continued to fall off when you did laundry.

Upon initial phone call to Property Manager, I was appalled at his customer service and tone with me.  While providing a complaint about the above, he said “well I don’t know if you placed that hair and other things there.”  I reminded him we did not even take a shower as the shower head fell off.  I also politely said that we could not blow dust into the apartment that looked like had been settled for months.  I asked to consider an adjustment in our bill; he said he would consider and discuss and call me back - that never happened and I gave him the week to call me back and after we got home - he never did.

I called him after our return home and very calmly reminded him that he had not returned my phone call.  He abruptly went into an outrage and said “I have considered and I will not be adjusting the bill and please don’t call back - and hung up on me.  I called back to get his name from the Assistant who answers the phone - I could hear the property manager yelling in the background and she stated “Please don’t call this number anymore” - and hung up.  I was in absolute disbelief.

I am a person of high integrity and values and have never been treated like this in my life - especially who you have just paid a significant amount of money for what was to be a clean and fully functioning apartment.   Please beware before you rent!

Property Managers are Seagrove on the Beach Property Rentals.  They could benefit from a customer service course and training!

Stayed in unit A8, Oct 20-27, 2019.  After reading the reviews here on this particular unit, I was a little nervous about the fact that it had been booked for our deferred honeymoon. The majority of the negative reviews were over 3 or 4 years ago, and I decided I would go, enjoy, and then write a more current review of the unit.  Overall, the unit was very nice. The kitchen has updated major appliances and is fully stock with plates, utensils, cutlery, and cookware. I did not notice any moldy (or other foul smelling) carpet smells.  The pool on the property is NOT heated, and only has room for about 11 people.  But you're there for the gulf and the beach, not a pool.  There is some maintenance needed, on the track doors for the bunk beds, and the sliding glass door. Sliding glass door will not lock. I thought about calling maintenance to fix it, but my husband and I just used a stick to keep the door shut when we were out of the unit.  There is also a chipped cabinet cover over the cabinet door for the glassware.  All in all, nothing that hindered our enjoyment of the view or the unit.  For guests - bring your own condiments and spices, when you shop for groceries.  Make sure the ice maker bar is down if you want to use it for ice.  Garrett did not give any extra toilet paper in either bathroom, and we ran out half way through the trip.  Not sure what they would do if 6 people stayed in the unit.  My only other complaint is the location of the toilet paper holders - 6 inches off the floor, behind the toilet between the bowl and the sink cabinet.  Who in the world thought this was a good location?  Hard to reach, hard to get tissue, etc.  The maintence issues I've mentioned, along with the toilet paper challenges are why I'm not giving it 5 out of 5.

We Stayed in the infamous A8 - for our honeymoon!

We love The Palms at Seagrove.  We have stayed here with our children for 8 years.  There is a nice pool, and easy private beach access.  The beach access is gated with a code.  You can rents chair, umbrellas, and kayaks/paddle boards on the beach.  If you have trouble navigating stairs, you may want to consider another option, as there is a long flight of stairs to the sand.

Favorite place to stay - right on the beach

I have stayed here several times over the past 5 years, in several different units, but I have found all of them to be almost perfect. Our most recent visit was in unit D6, and the only thing I could possibly nit pick about was that there were no hair dryers supplied. Maybe it was an oversight, maybe they don't provide them, but over-all, the place was great.  The grounds are impeccably maintained and the condos are spotlessly clean.  

Since no hotels are allowed in this area, your only choice is a condo.  Condos have fees. Lots of fees.  The rate quoted is only the starting point, so you have to pay attention. Our condo was listed at $134.00/night, but with the fees it topped out at a bit over $201.00/night for our 3-night visit.  I'm not complaining, it was worth it, but you just need to be sure you understand the fees before you click. The Admin fee, cleaning fee, and taxes were almost $200.00 for 3 days..... Again, I'm not complaining. Just be aware. 

This was a wonderful visit, as were all our previous visits.  It was a last-minute trip and I did not book in time to get a Gulf View unit like we had before, but if you can get one, the Gulf View is FANTASTIC!

Wonderful

Stayed in D7 from July 15-20, 2017.  I’m from Destin, and we stay in Destin or on 30a every year.  Never staying here or using this rental agency again.

We arrived on the 15th, unloaded our gear, and immediately hit the grocery store for everything we'd need for our stay.  Woke up the morning of the 16th to find the refrigerator had turned itself off overnight, so all ice cream/frozen desserts were completely melted and garbage, half the contents of the fridge were now garbage since we weren't willing to eat meat and dairy products that had been warm all night.  We literally had to throw away everything that had been in the appliance except the sodas.  At least $200 worth of food went in the trash.  The ice maker was frozen solid and unusable due to the ice inside repeatedly freezing and thawing, so we had to buy bags of ice instead.

Over the course of the next four days, it continued to cycle on and off at random rendering it unusable, and Garrett Realty sent multiple maintenance people in to repair it (even after the first one told them it needed to be replaced) who did not know what to do.  We needed to be in the unit when strangers were going in and out (because wouldn’t you be?), which meant hours upon hours of sitting in the unit waiting on repair people every single day instead of enjoying the one vacation we get all year.  Finally, on Day 4 they brought us a large cooler and four bags of ice (and when we balked at that, added a mini-fridge clearly borrowed from someone's office), which they thought was good enough.  Enjoy the photos posted with this review.  Did we pay this much to rent a unit without a working refrigerator?  To essentially camp?  This also necessitated a LOT of eating out that we hadn’t budgeted for…the entire reason we reserved a condo rather than staying at a hotel.  I’m not exaggerating when I say this fridge issue cost us hundreds of dollars.

The unit itself is very tired and worn.  The living room furniture smells a bit like mildew, so we had the windows/balcony doors open nearly constantly.  The sliding elements on the dresser drawers were all broken – every last one – so pulling out the drawers meant holding them from the bottom and balancing so they didn’t fall on your feet.  (We gave up and lived out of our suitcases.)  The décor is from the 80s and hasn’t been updated since.   The bedroom has a tv and a VHS player (at least the living room had a DVD player).  Upon arrival, we saw the table and four chairs on the balcony – went to sit in a chair and the leg was completely snapped off at the seat but the chair had been propped up on it anyway (guess they thought no one would notice?).   One of the windows was broken and couldn’t be opened more than 2 inches.  Closet door was off the rail.   The built-in microwave above the range wasn’t working at all, which explained the very small, inexpensive microwave sitting on the counter next to it.  Some of the electrical outlets weren't working.  On and on with a million small things.  It is exceedingly obvious that the owner isn’t interested in actually keeping everything in good working order and making sure the unit is in a condition commensurate with the daily rate.

Don’t plan on grilling anything – there is exactly one small charcoal grill in place for the entire complex.  One for, what, 36 units?   There’s one pool and it’s fairly small, but was very clean.

The positives:  The complex itself is older but nice and in a great location.  From the balcony of D7, you could see a sliver of the gulf.  Since we were on the 3rd floor, it was nice to enjoy the breeze.  The king bed was very comfortable, not too hard or soft.   The beach really is right there and with a few restaurants in walking distance.  The Garrett Realty app was TERRIFIC, very easy to use, and made checking in and out a snap.  Loved having the door coded rather than keyed.  Rented a beach chair/umbrella set up, which was super easy as the rental company had a station on the beach right in front of the complex.  

But never again.

We’re adults, travel frequently, and we get it – things happen.  We’re actually very laid back about this kind of thing, not ones to freak out over minor issues, and were reasonable about this as well…which we feel they took complete advantage of.   After we’d departed, they offered us a 10% refund due to the refrigerator.  Well, thanks – that *almost* covers the cost of the food we had to throw in the trash!  When I balked at that (10% off the room rate, not room + tax + cleaning fee + booking fee), they bumped it up to 15% (a whopping $160), emailed a notification, and I never heard from them again.  Would have liked to leave this review on Garrett Realty’s website as well, but you’ll notice those are uniformly excellent reviews – wonder why?

Overall:  A disappointment.  Not because things happened, but because of how they were handled when they did.  Never staying at The Palms again, nor renting through Garrett.

Avoid The Palms at Seagrove D7!

First trip to beach and was recommended by a friend. We rented B7 and had an awesome view of the ocean and watched a Pod of Dolphins from the balcony. We were above pool so we could watch kiddos without sitting in the heat. Clean, well-equipped kitchen. 2 bathrooms and large water heater was beyond awesome with 3 teen girls. Love the master bedroom. There was plenty of room with bunks in hallway and sleeper sofa. Pool clean and restricted to avoid people not at the Palms from coming in to use it. Private access to beach with showers to help keep sand at the beach. This unit is on 3rd floor and that meant 4 flights of steps and no elevator, but the view of the ocean made it worth it. We booked through Garrett Realty and they have a great app for all your information and mobile ck out. Would absolutely stay again. 

Great Relaxing Location

We visit the beaches of 30A each year.  This is one of the best places we've stayed at in the 14 years we've been vacationing in this area.  The property is oceanfront/oceanside and it's only 3 floors.  To my knowledge there isn't an elevator, we took the steps to the 3rd floor each time.  The pool is small but clean.  I'd highly recommend The Palms at Seagrove :)
