I loved the newly remodeled rooms! The new owners have done an amazing job! It is close to the Peek A Boo Loop / Navajo Loop trail but also close to town. It has a large grass area for lawn games. The host is so helpful and knows the area very well! 

Beautiful Rooms!

Such a great location!!!  Loved the amenities and the host was terrific. I would recommend to anyone wanting to hike Bryce Canyon. The room was as advertised, bed was comfortable, parking and entrance to room was convenient.

The new owner was absolutely amazing!!! The rooms were newly remodeled and super clean! It was close to Bryce and had tons of yard space for yard games. We had the best time and will definitely be coming back!!

Amazing!!

So adorable. The room was clean, comfortable, and nicely decorated, providing a cozy atmosphere for our stay. 

Location is convenient, with easy access to nearby Bryce Canyon. (Side note: ride the miles through the slot canyons! The hotel owner suggested it and we had so much fun!) The large grassy field provides  plenty of area to play yard games and there is a fire pit we roasted marshmallows in at night. 

Overall, I highly recommend Bryce Canyon Livery Bed and Breakfast. We can down for my husband’s work retreat, and we can’t wait to come back with our family.

We booked our stay many months ago. Reviews appeared to have gone downhill since then so we were nervous about our stay. One of people's biggest complaints seemed to be regarding breakfast. We were given four lemon poppyseed muffins and some waters and juices - no complaints there. Our room was clean and worked great for what we needed. We showed up after dark and our room key was taped to the office door. We never saw any staff since we left before sunrise the next morning, but we left our key in the room and had no issues. I will say that there are not individual AC units in each room, so we had no control over the temperature. It was a bit warm but I was just thankful we were staying there on a night with cooler temperatures. The only other thing I wanted to add is that the B&B advertises a much closer mileage to Bryce Canyon than it actually is. It's not a lie since they are that close to the border of the park, but if you are trying to stay near the entrance of the park it's much further than the few miles advertised (only about 20 minutes).

Good For A Night

Don’t do it.

No owners.  Room was okay (hooks falling off walls?) but the big problem was no breakfast, but for a few packs of instant oatmeal, and a plastic wrapped pastry.

To be fair, after booking the owners warned us that breakfast would be “muffins and juices” which was a disappointment.  But not even that happened, and the owners never answered phone or messages.

We eventually found the kitchen, with a sink full of dirty dishes, and a filthy microwave.  We did manage to cook the instant oatmeal.

If you are the owners and you are reading this, please understand that you suck at this and should do something else.

Bed and no breakfast

We arrived to a key taped to the front door.  No towels, no soap, no remote for the TV.  Coffee pot broken, no key for dining room, very little air conditioning.  No breakfast because of Covid concerns.  Just a packaged danish and a granola bar.  The owner would not answer phone calls and his mailbox for his cell phone listed would not accept calls as it was full.  We spoke with him the next  morning and said he would give us a refund.  Still no refund two months later.

Visiting beautiful state of Utah

Three days before we were to lodge here, husband was in an accident (concussion, brain bleed, fractured skull, etc). I called, emailed several times--no response from Bryce Canyon Livery. Booking.com wants to refund my money, but can't get through to Bryce Canyon Livery. Sure-- they take my money for two nights, but don't contact me to find out why we are a no-show. Are you even a real place, or just a scam?

Expected much better based on reviews. We were in room 2 and the carpet was filthy. Bedspread was also dirty and stained. Shower hadn’t been cleaned and had hairs from previous guests on shower wall. Shampoo and soap dispensers were empty. Amenities normally provided at a good B and B were non existent. The “ breakfast” provided was cellophane wrapped pastry and only 2 single mini creamer packs to go with the coffee. No effort or imagination put into the breakfast whatsoever. 
The building is noisy with  stairs right by our room resulting in pre dawn wake up from our early riser neighbors. 
On a positive note, the WiFi was excellent. It’s not cheap to stay, we expected more but were disappointed and we definitely won’t return. Buyer beware. 

Dissatisfied 

Everything was quite decent. Room was clean & comfy - loved the big bathroom. Nice setting - lovely house. We missed breakfast, but woman who ran it was enjoyable to chat with. Odd to not have anyone greet us upon arrival, but we were tired & grimy from traveling, so I guess it was alright; just different. I liked the herbal oils owner left as samples for us.
